This place is an absolute joke to live in, I’d give them negative stars in a heartbeat. I don’t even know where to begin with all the things that went wrong. A/C and heat were constantly broken, windows weren’t properly sealed so I’d come home to bugs and insects all the time, constant mice problems.
The biggest problems I had were with my water heater. Apparently it was leaking for months right next to my bed causing visible mold growth, and I had maintenance “fix” it about 6 times but it just kept on leaking. On top of that, I had multiple gas leaks causing me to call PECO roughly 3 times within a month. The final time, I couldn’t reach maintenance so the fire department had to come and bust the door in
I end up breaking my lease because this place caused me so much disruption in my life. Do yourself a favor and go somewhere else

While I’ve generally enjoyed my individual apartment, my overall experience living in this community has been disappointing and not worth the rent. There are ongoing issues with safety, maintenance, and management accountability that significantly outweigh any positives.
Building security and safety are consistent concerns. Packages are frequently stolen, and exterior doors are often broken, allowing people who do not live here to enter the building. Flooding has also occurred multiple times. While flooding risk is disclosed in the lease, the response afterward has been slow and disorganized, with cleanup taking far longer than it should. These issues contribute to a general lack of confidence in how the property is managed.
Maintenance has been another major frustration. Requests routinely take too long to be addressed, even when they affect basic living conditions. Dryer vents are not regularly cleaned, requiring multiple maintenance requests; otherwise, clothes need to be run through several cycles to dry. Hot water has shut off unexpectedly on multiple occasions, and during the most recent incident, maintenance had to come back three days in a row before ultimately replacing our unit. We have also experienced leaks into both our bedroom and kitchen.
The condition of common areas and amenities further reflects poor upkeep. The elevator is frequently out of service, the lobby consistently looks worn and smells unpleasant, and while cleaners do come through, there is little ongoing maintenance to actually improve the space. The gym is lackluster, with equipment often broken or unusable. In winter, preparation for snow and ice is minimal, leaving walkways untreated for days. Dog waste is common throughout the property due to poor enforcement and infrequent emptying of waste bins.
Inside the apartments, there are additional quality issues. The bathrooms lack proper ventilation, making mildew difficult to prevent no matter how often they are cleaned. Carpets were already in poor condition when we moved in and have continued to lift and deteriorate over time.
Communication and responsiveness from management have also declined. The office recently implemented an AI phone system, which is especially concerning in urgent situations, and there is no clearly accessible emergency maintenance number for residents. Rather than taking ownership of ongoing problems, management often responds defensively or with excuses. One response I’ve seen to a negative review stated that these issues don’t exist and that residents “love it here,” which does not align with the many negative reviews currently posted.
Overall, while the apartment itself has been fine, the experience of living in this community has been extremely frustrating. I would not recommend this property to others. My experience here has been negative, with far too many unresolved issues to justify the cost.

Beautiful grounds and apartments! There is so much to offer living near Philly and Conshy nearby, as well as Valley Forge trails that are within walking distance for a good hike. The common area has plenty to do with the gym, pool, and billiards area, as well as being nicely maintained and stocked with coffee. The staff at the leasing office is super responsive and helpful, shoutout to Natalie in the leasing department for answering all my questions about Riverview!
