  Our community manager, Lily Padua, misled me multiple times with inaccurate information resulting in my double payment (an overpayment of $2,810). This mess is still unresolved after almost a month. Lily does not provide a way to contact her by phone. Her email communication is extremely poor. Her latest message informed me that “The refund is being processed, but it will take about 10 days in the mail once it is sent.” Unbelievable.

  Associa Mid-Atlantic has been a nightmare to work with. I had a leak in my condo bathroom towards the end of September 2025. September was the same month they took over as our HOA so I assumed there may be a little learning curve with everything, but WOW. After the pipe was fixed temporarily, not once, but twice due to the temps not being done properly (as told by 2 other plumbers who saw it brought in by Monica) it was finally permanently fixed a couple months ago. I have been following up through text and phone calls with Monica as she gave me her cellphone number to make this process speed up. Im inquiring about the repairs to the drywall and paint that needs to be fixed. From putting in requests through their app, phone calls, emails, attempting to put a claim in with my own insurance to get it fixed even though it turned out to be the HOA's, asking for a request to speak with Brian, Monica's supervisor, I STILL have a huge hole in my ceiling for almost SEVEN MONTHS. I can't begin to tell you the amounts of debris, coldness and BUGS that have crawled or fell into my bathroom because of all of this. All of this has been going on due to lack of communication from the company and professional people that claim they are here for the community, but has only allowed this stressful situation to continue. I believe I have been more patient than I should have been. They will happily expect and accept my HOA fee every month though without an issues. This whole situation makes me sick.

  Patti Walton has been the property manager at Winners Circle since I moved in 14 years ago and has always been responsive no matter the issue. Her response time is impeccable and I will truly miss living in her community.
