Many of the concerns raised in prior reviews proved accurate during our tenancy at River Pointe Townhomes, owned and managed by Aion Property Management. For prospective renters considering this community, the following points are important to know based on our experience after moving in during 2023.
Some units, including those on Ramblewood Lane and behind the leasing office, are located in Freemansburg Township rather than the City of Bethlehem. This affects emergency services and access to the Bethlehem Area Public Library, as Freemansburg opted out of the library district.
While kitchens appear upgraded, the gas stoves do not vent externally, as vents were sealed during renovations. Much of the rest of the home remains original, with cosmetic updates primarily consisting of repainting. Historical images prior to 2019 show the property previously had more architectural character.
Rent increased approximately 8% year over year without corresponding property or unit upgrades. Multiple inspections occur annually by management and the township, particularly focused on basement storage areas, which are limited due to electrical code restrictions.
Appliance quality varies by unit. Although some homes have matching Whirlpool appliances, replacements may be lower-cost brands. Our dryer failed within 30 days and was replaced with a non-matching unit.
Basements are partially finished. The lower-level bathroom is basic, and storage areas are limited (including a closet under the stairs without a hanging bar). Our unit showed visible wear and staining from prior tenants despite being marketed as “upgraded,” with appliance date codes suggesting updates occurred around 2015.
Community fees increased during our lease, including a trash fee that doubled from $5 to $10 monthly despite frequent dumpster overflow. Heating and cooling are all-electric, with monthly electric bills ranging from $110–$250. Water and sewer charges are calculated based on unit size and occupants (approximately $60/month in our case), in addition to a $5 monthly billing fee from Aion Property Management.
Outdoor spaces such as patios are restricted from personal use beyond minimal furnishings. Parking is limited to one assigned space per unit, with remaining vehicles relying on competitive street parking. Despite frequent warnings, towing enforcement appears inconsistent.
Internet service is limited to Astound Broadband. Service outages occurred, and promotional pricing increased after the introductory period. Alternative providers are currently limited.
Amenities include a basic gym located on the Bethlehem portion of the property, available for an additional fee.
In 2024, a wasp infestation occurred in our second-floor bedroom. Maintenance requests were closed without communication, and no immediate action was taken. An exterminator arrived weeks later without notice. We addressed the issue ourselves in the interim. Additionally, an upstairs shower leak was repaired, but resulting water damage to the living room ceiling below was not corrected.
Tenant turnover appears high, with some units repainted and recarpeted multiple times annually. Eviction notices were frequently observed. Office staff also changed several times between fall 2023 and 2024, resulting in inconsistent communication.
In summary, River Pointe Townhomes may be suitable for short-term housing if expectations are managed, but renters seeking long-term value, responsive management, and consistent property quality may find better options at comparable price points elsewhere in the region.
