We rent a home managed by prop M and after moving in, there was a fairly long list of basic maintenance that needed to be done. I filed a request online and Anita was very responsive, booked repair people who came promptly and they are fixing the issues without a lot of fuss. I really appreciate that. I've had prop managers that make you jump through hoops for basic repairs and I am glad that Anita was so helpful and got real professionals out to take care of it. Thanks!

I had an incredibly frustrating experience with Propm Property Management, and I wouldn't recommend them to anyone looking to view or rent a property. On January 1st, I called to schedule a viewing for a home and spoke with a representative who confirmed my appointment for Saturday at 4:30 PM. The next day, January 2nd, I received a follow-up call from them claiming they saw my interest in the property—as if I hadn't already scheduled it. When I mentioned the existing appointment, they insisted I wasn't on their schedule and proceeded to "reschedule" me for the same Saturday slot.
Shortly after, a confirmation email arrived stating the viewing was set for *Friday* at 4:30 PM. I immediately called back, pointed out the error, and the rep casually said, "Oh my bad, I'll fix it." No apology, just a quick dismissal.
Fast forward to today, Saturday, January 3rd—I arrived at the property at 4:30 PM sharp, with my family in tow, after rearranging my schedule and starting my evening job late to make this happen. No one from Propm showed up. At 4:40 PM, I called them, and the guy on the phone claimed I hadn't confirmed via a text message they supposedly sent. I never received any text. He tried resending it right then, but nothing came through. His solution? "Oh, we'll have to reschedule." That's it—no accountability, no effort to fix it on the spot, just a complete waste of my time and disruption to my day.
This level of incompetence, poor communication, and disregard for customers' time is unacceptable. Propm clearly has systemic issues with their scheduling system, and they don't seem to care about the inconvenience they cause. Save yourself the headache and look elsewhere. 1 star.

This was my first experience using a property management company and based on my interactions with Prop M, will be my last. As an owner, I placed my confidence in Prop M to communicate effectively and take care of any issues. That was not my experience. I had to constantly call to check in, follow up. I maintain a pest service and told Prop M not to send exterminators without asking first to avoid double service and charges. They sent an exterminator anyway, without even asking or telling us, only to be given a $350 bill. They did end up crediting it, but this is just one example of their terrible service. They also attempted to charge us for a drawer the tenants broke, even though they claim each charge is reviewed and fault is determined before deciding who to charge. Almost every time you call, expect a different person who will tell you the opposite of what the previous person told you. It seems there is a lot of turn over and no clear management or accountability. We terminated our contract with Prop M and our tenants moved out a couple weeks ago. I still haven't received the move out inspection, which I was told happened on 12/23 (again after I called them). No one communicated this. Tenants are supposed to have the property professionally cleaned upon move out. I have no clue if this happened because, SHOCKINGLY, Prop M doesn't communicate. If you want to do most of the work yourself, while handing part of your rental income over to people who really don't do much until you call over and over, Prop M is for you!

I recently went through the process of renting a condo from PropM. Everyone I dealt with at the company was helpful and professional. Michelle went above and beyond in making sure that all my requests were met. I also dealt with Colby, Morgan and Denise. They were all very helpful and accommodating. Everything so far has gone perfectly and if I had questions they were promptly answered.
