The home and garage were filthy dirty upon move in. The yard had a destroyed sprinkler system with hoses and tubing and exposed electrical wires lying everywhere. There were boards in the yard beds with nails sticking out and a extremely dry rotted deck. The backyard was unusable and hazardous to maintain. Basic maintenance was ignored in the house and yard it seemed for a long time period. On top of that, there was a neighbor who constantly made things up and didn’t want anyone living near them. They repeatedly contacted the HOA with false complaints, creating unnecessary problems. Instead of investigating or communicating fairly, the property manager sent threatening emails based solely on the neighbor’s accusations, even though we hadn’t done anything wrong. There was no attempt to understand the situation or treat us with respect. Between the unsafe conditions, the lack of maintenance, the hostile neighbor, and the unprofessional management, we moved out after 2 months. We payed the lease break fee and have not heard out our security deposit. They hassled us about the keys even though we had turned them in to their office 2 days before another aggressive email. This was an extremely stressful and unacceptable. Do not consider a property offered by this agency --- If you want it even sharper, shorter, or tailored for a specific platform, I can adjust it.

    We just started with PropM about 2 months ago. They respond quickly to our questions. Joey is always helpful and respond to all my questions quickly. He always try to make everything work for us. He arranged for someone to come to our house to pick up the rental house keys during the time that was convenient to us. The most awesome thing is that he and his team contacts us to give us updates on what is going on about our rental process, in order we don't have to question or wonder about how it is going right now. Nadine is also very helpful and patient with us as well. In general, all people that I have had chances to talk to in PropM are nice and easy to work with.

    My wife and I were tenants with Prop M Management from 2020–2022, and our experience was extremely disappointing. From the beginning there were concerns. Our lease clearly stated that landscaping was “included” in the rent, yet we were charged an additional $75 landscaping fee every month. When we asked management about it, they told us that “included” meant it was included in the fees we owed, not included in the rent price. That explanation made absolutely no sense. What made it even more frustrating is that the property barely had any landscaping at all. The front yard was just a tiny patch of grass, and the backyard was mostly bark chips with no bushes or real yard to maintain. It’s hard to understand how a $75 monthly landscaping charge was justified for that. Several neighbors who moved in around the same time also questioned this fee and said they were surprised by the same charge. One neighbor even mentioned considering taking the company to court over it. When we moved out after only two years, we were shocked by what happened with our security deposit. We paid a $3,293 deposit, and not only did they keep the entire deposit, they also claimed we still owed almost $3,800 more, bringing the total alleged damages to nearly $8,000. One of the biggest charges listed was $4,500 for interior painting, claiming the walls were “beyond repair.” That simply doesn’t make sense after a two-year tenancy unless the house was severely damaged, which absolutely was not the case. For context, this was a smoke-free and pet-free home, and my wife and I are very clean people with three middle-aged children. We always kept the home in excellent condition. In fact, when guests came over, many people thought an interior designer had decorated the house because of how nice my wife kept everything. Being charged nearly $8,000 in damages after only two years feels completely unjustified. It left us feeling like the security deposit was treated more like extra income rather than protection for legitimate damages. I strongly encourage future tenants to document everything carefully with photos and videos at move-in and move-out and ask detailed questions about any fees listed as “included.”

    I would not rent from Prop M Management again. The biggest issue? The security deposit. Just assume you’re never seeing it again. After moving out, they kept the entire deposit with no clear, reasonable explanation. The charges felt excessive and unjustified, and there was no meaningful transparency about how the amount was calculated. Throughout the lease, communication was inconsistent and often dismissive. But the way the move-out process was handled sealed it for me. It left the impression that deposits are treated as extra income rather than refundable funds. Renters work hard for their money. Keeping someone’s full deposit without clear, legitimate reasoning is unacceptable. Proceed with caution.

    I normally do not leave reviews, but I feel obligated to share my experience so others can make an informed decision. My husband and I moved into one of their brand-new homes in 2019. There were about 10–12 newly built units on the same street, and all tenants moved in within a week or two of each other. Due to our credit, we were required to pay a security deposit of approximately $4,000 (two times the rent), which we paid in full along with our first month’s rent. From the very beginning, there were concerns about transparency. Our lease clearly stated that landscaping was “included” in the rent. However, beginning the very first month, we were charged an additional $75 landscaping fee. When I called the office to question this, I was told that “included” meant it was included in what we owed — not included in the rent price. That explanation made no sense, especially since the lease language was clear. After speaking with several neighbors (who all moved in at the same time since the units were brand new), I learned they were being charged the same $75 fee and had the same concerns about the wording in the lease. We lived in the home for two years. During that time, rent was increased both years, which ultimately led to our decision to move out. Upon move-out, we thoroughly cleaned the property and left it in good condition. I have before-and-after photos documenting this. Despite this, the company kept our entire $4,000 security deposit and then claimed we still owed an additional $3,596. That means they are alleging nearly $7,600 in damages and charges for a two-year tenancy in a new home. The itemized list included things like new blinds, fresh paint, cleaning fees, and miscellaneous charges — but nothing that reasonably adds up to that amount. For perspective, blinds were reportedly charged at $75 per damaged strand. The balance was eventually sent to collections, which has significantly impacted our ability to secure housing. Years later, while applying for a new home, we were told we must set up a payment arrangement before approval. I attempted to set up a $250/month payment plan and simply requested written confirmation of the arrangement or a receipt showing the first payment. Management refused to provide any written confirmation of payment arrangements or receipts until the balance is paid in full. Without documentation, I am unable to show prospective housing providers that I am actively resolving the balance — which keeps families like mine stuck. The last few years have been extremely difficult for my family, and this unresolved and disputed balance has only made it harder. I strongly encourage future tenants to carefully review their lease, document everything at move-in and move-out, and ask detailed questions about any fees that are described as “included.” I hope sharing my experience helps someone else avoid the hardship we’ve experienced.
