Shay was very helpful with the application and move in process. She is very friendly and professional and makes me feel very welcome here. Also had the pleasure of meeting Mattie, the maintenance tech. He was very helpful and made me feel welcome.
This is a very nice apartment complex, an excellence studio apartment, and an excellent building. Everything is in top shape. All of the tenants seem to be very quiet but friendly. The location is Perfect. It’s across the street from my office, in the middle of the nice downtown district, and only four blocks from the YMCA for exercise. I’m very happy that I chose this property.

"In November 2025, RealPage reached a $141.8 million settlement regarding class-action antitrust lawsuits alleging its AI Revenue Management (AIRM) software enabled landlords to inflate apartment rents. The settlement provides monetary relief to renters who paid inflated prices, while a separate DOJ settlement requires RealPage to end anticompetitive data sharing." Neighborly Ventures utilized and implemented AIRM over a period of time, leading to thousands of tenants paying inflated rent prices. They violated anti trust and fair housing laws. Greedy & unethical with zero accountability.

Hello,
I’m in need of assistance before escalating my issue further. I’ve recently put in an application for a 2 bedroom 1 bathroom apartment at Koz on State. This was approximately 2 days ago. In the time span of those two days I was working with an agent named Shay.
For starters, I had applied for apartment #611. When I was submitting my student documents for the application screening I noticed it said a 3rd floor apartment. This was never explained to me. After asking Shay why, she explain to me that that apartment was actually currently rented and that she has been communicating with marketing to take it down. Alright. First red flag to not explain that to me prior to changing it but not that huge of a deal.
I was then accepted according to Shay. The only email I received was an email from pacific screening stating that I was in need of additional screening or a co-signer due to my documents not being sent to Pacific Screening. I sent this email to Shay and she stated that this meant I was accepted but instead of paying the $99 security deposit as stated in the deal all over your website, I will need to pay the full deposit.
I had then asked if I would still receive the $99, she had then called me to explain that that deal only applied to end of December. As in it would be $99 for the 10 days left of December. This would not make sense in my case as my hope was to move in January 8th. I’ve been hoping for a 5 month lease from January until May, including May.
This information on the deal is entirely conflicting the information from the ad on your website, the emails I had with Shay, as well as the agent acting on behalf of Koz on State. I was told that as long as I sign the lease before the end of December, within 2 days of acceptance, I would receive the month of January for $99.
Now, even though I likely plan to look elsewhere for housing, I have attempted calling the phone number listed on your website and have been sent to voicemail. I have sent a text to Shay attempting to ask for the official documents that explain: the terms and conditions of the end of the year special, each specific leasing option offered at Koz on State, and the conditions of my security deposit that I now need to supposedly pay in full on top of not receiving the deal that I was told I will receive from multiple sources on your website.
