    I’ve lived here for over three years and am consistently impressed with the leasing office staff. They go out of their way to be helpful, remember the residents, and are very responsive. Today, Sierra made sure to give me a heads up about alarm testing so I could make arrangements for my medically compromised dog, which meant a ton! Happy to be a part of this community :)

    DO NOT RENT HERE!! They are horrible. One of biggest reasons on why we moved because we had a stink bug problem and right away made a report AND called the office (we have two little kiddos). Found 3 stink bugs INSIDE. they did not care to get it resolve right UNLESS we paid extra. Pest control came 2 weeks later and did nothing. Greedy/careless workers. Leasing agents did not care of any problems. But right away when they noticed a stroller on our patio (on the 3rd floor) we had to remove it or we had to pay a fee. Parking is horrible. Your car will get hit. My husbands car got hit and they did not bother to get any footage. The parking spots are so tiny !! They care to get other stuff done then what actually needs to be done.

    DO NOT MOVE INTO SYLVAN COMMONS — YOU’VE BEEN WARNED. Living here has been the biggest mistake of my life. The leasing agents are absolutely horrible, rude, dismissive, and completely clueless every time you need something important. And don’t even bother trying to deal with the property manager, Sierra. She’s pointless to talk to because she does NOTHING. It’s honestly disgusting how little she cares. You could hand her a real problem and she’ll act like you’re bothering her instead of doing her job. Meanwhile, this place has turned into a crime hotspot. There are multiple car break-ins and vandalism incidents EVERY SINGLE WEEK and management pretends it’s not happening. No security. No urgency. No solutions. Just excuses. My car was unfortunately one of the cars that was vandalized and it costed me thousands of additional dollars. The property did not have working cameras or adequate lighting in the parking areas therefore people continue to commit the crimes. And let me talk about the actual apartment my studio on the THIRD FLOOR had a swaying foundation. I could literally feel the floor shift beneath me. That’s not “minor maintenance,” that’s dangerous. I reported it, and shocker: nothing was resolved. They brushed it off like it wasn’t a safety hazard. This complex is a joke. It’s unsafe, poorly managed, and the people running it don’t care about anything except collecting rent. If you’re thinking about moving here, RUN!!!!!! RUN RUN RUN Sylvan Commons is the definition of “looks nice online, absolute nightmare in reality.” The “low price” of rent are not worth your peace of mind.

    This used to be a nice place to live, but has continually gotten worse and worse, and is at this point pretty much an overpriced, insufferable hell-hole. This is by far the LOUDEST place I have ever lived. There is never peace. Weekday or weekend, you have to put up with construction and landscaping noise throughout the day, starting with the early morning. I truly can't remember what it's like to not be woken up by construction, leaf-blowers, or construction/maintenance crews yelling. By the time the construction pumps shut off, the leaf-blowing starts. When that stops, the hammering starts. And then it's back to the leaf-blowers. Or the constant beeping of trucks backing up. Or people yelling right outside your window. Or back to the engines/pumps.There is truly never any quiet. Any day of the week. Do you enjoy sleeping in, or quietly working from home? You don't get to do that here. I am not exaggerating. There is NEVER a quiet morning or afternoon here. And it envelops your unit. You can't just walk to another room. There is no quiet to be had. And it has been like this for a long time now, with no end in sight. This has become the new normal at this complex, and there seems to be no interest at all in ever resolving this problem. This is just what it's like to live here now. If you reach out about this problem, you get an apology, a lie about the end date, and get told you can just move out. If someone tells you there is an end date approaching, they are lying. And, if this review gets one of those cringey responses, don't bother to read it, because the unshakable truth is that these noise issues are here to stay, only get worse, and get absolutely no serious action from ownership/management (except your yearly maxed-out rent increase, of course). I am writing this review while listening to the constant blaring of leaf-blowers and construction. It really is unbelievable how constant it is. The parking is a NIGHTMARE. If you get home after 8pm, you will be forced to park in the very back, where cars get broken into routinely (including mine). The parking is so scarce, there have been multiple nights that I get home and have to reach out to friends to stay at their places, because there is literally not a parking space in the entire complex, or the adjacent neighborhood, open. The residents also routinely shamelessly double-park, decreasing available spots, without penalty. To make things EVEN WORSE: remember that construction I mentioned? More and more spots are set aside for construction, which means that, not only do you not get to park by your building, but instead, a construction vehicle parks there, filling your apartment with noise all morning. The lack of parking has always been a major problem, and only gets worse. It has gotten truly unimaginable. Additionally, most of the parking spots are tiny, and your doors *will* get dinged, at best. I would be lying if I said there were no positive qualities to this complex. The workers in the office are very, very nice, and maintenance is easy to set up, and performed quickly. It is also nice to have a mail-room (although they have lost several peoples' packages, including mine). The pool and sauna also seem to be well-maintained. But, truthfully, the incessant construction and leaf-blower noise and resulting lack of peace, as well as the never-ending and extreme parking issues, make this place impossible to recommend to anyone.

    The rent is reasonable considering the market for apartments in Portland and the quality of the complex. The management is genuinely helpful, and my only maintenance request was completed next day. The parking situation is a crap shoot. Anyone can park anywhere, which sounds nice, but it often leads to the spots in the front being unavailable, and if your live in the front (like I do) you will sometimes have to park more than a quarter mile away from your apartment. I don't understand why they can't just assign parking spots. It doesn't bother me as much because I mostly bike but it's by far my biggest gripe. The closest bus stop is about a mile away which also kind of sucks, but the neighborhood is really nice. Cell service has been a problem for me since we are so close to the cell towers.
