Don’t rent from these people, they overcharge you for utilities and hide your billing statements from you. They will not return your security deposit, they’ve made up that my new forwarding address is “undeliverable” and I have to take them to small claims. (I’ve had mail delivered here already)

This is a very lengthy review but an honest one. I would never recommend this apartment complex to anyone. I don’t write reviews but feel the need to share my experience.
There were 2 good things about living here - the location and the staff. The complex is conveniently located in Milwaukie and the staff was always friendly.
Overall, everything is just cheap, inside and out. Units and buildings are in desperate need of updating. Over my time here I realized everything is just “cover it with paint or duct tape to hide the wear and tear”
Security - homeless people roam the grounds daily. The trash/recycling is accessible to the public so they rummage through, look through cars, wander around the complex, etc. there’s security on site however this does not deter them from exploring the property and stealing things.
Noise - the walls are paper thin. I could hear my neighbors snoring, intimate bedroom time, conversations (very clearly) TV, music, even using the bathroom. Living in an apartment you expect to hear your neighbors but not like this! Outside people are constantly fighting, arguing , car alarms, etc. and you can hear it all.
Parking - the spaces are small. If you have a small car you should be fine. But abandoned cars and horrible park jobs get in the way of what should be ample parking.
Washer/dryers - basically non existent. Each building shares one washer and one dryer. They’re either broken, in use, or stink. In desperate need of an upgrade. People constantly wash pet beds/blankets so they always smell of pet urine.
Landscaping - horrible if you have allergies. The bushes that line the buildings produce lots of pollen. Poop everywhere. Puke too. Constant trash around porch areas. They have landscapers however the exterior near unit entries are constantly covered in debris and cobwebs.
Bugs - obviously we have bugs in Oregon. And living near water you expect to have them. But I’ve never seen so many! Mosquitos, spiders, stink bugs, ants, you name it! Usually it’s no big deal but I’m shocked at the year round bug population, enough to include it in a review.
Utilities - not eco friendly. As someone who travels 2 weeks a month for work, I’m shocked at my water and electric bill. Unplugging everything when I’m gone, no appliances that require unusual amounts of power, mindful of water consumption - my water and electric would be over $200. Being gone for 2 weeks a month that doesn’t seem to add up IMO.
Dated unit - everything in the unit is just old and dingy. Over time, I realized there’s lots of covering up with paint and sketchy contractor jobs to make it appear adequate. The smell of old cabinets never went away, the insulation is lacking, cheap appliances, etc.
Smoking - At times it felt like I was the only tenant that didn’t smoke. They don’t actually enforce smoking areas so people just smoke cigarettes wherever, including right outside entrances. If you like to have your windows open, expect a constant cigarette smell.
Deposit - expect to owe. I left the unit in WAY better condition than when I initially moved in with the pictures to prove it however the company still charged me. This place will scam you and take your money wherever they can.
Avoid this apartment complex!!!
