  I applied for a unit with Kerr Properties in the Portland area and was well-qualified, including having a Section 8 voucher. My application was denied for a vague reason listed as “previous landlord reported noise complaints.” In my experience, this was unverified—anyone can file a complaint, and the complaints were in response to complaints I intially made.In an older, creaky apartment, some complaints are inevitable. What should matter is that I never received any lease or noise violations and have no evictions. I even submitted documentation to dispute the claims, including proof of retaliation I experienced at that property, but the denial still went through. My case manager also sent a letter directly to Kerr Properties confirming that all past disputes were resolved, but they ignored this credible reference from a housing assistance agency. Based on my experience, it seems that applicants with Section 8 vouchers may face additional hurdles, and management may deny applications even when the applicant is highly qualified. They do not appear to consider proof or disputes, and approvals seem to be made at management’s discretion with no legitamate or verified reasoning. I have rented other apartments for years without issue, so this denial felt arbitrary. Their strict screening criteria do not appear to consider individualized assessments, and even highly qualified applicants may be denied. Prospective renters should be aware that approval may be difficult.

  As a Real Estate agent, there are times I need to refer clients, whether as a property owner or a would be tenant, to Property Management companies. Its important to my business, and my clients, to have companies that are great to work with. Kerr Properties is my go to for properties east of the Willamette in the Portland area! Sean is great and I appreciate having the connection.

  I have to say that Kerr Properties is an excellent organization. I have never had any issues with them helping me out. I am disappointed by the negative comments below, because I know that if I do my part then all will be good. The reason I went on Yelp today is because of their outstanding customer service. My dryer broke last Sunday and so I bought a new one. It was delivered and ready to be installed today. Come to find out the outlet is the wrong one and my warranty will be void if hooked up to it. While they were still here I got online and filled out a maintenance request to have it changed. No sooner than 30 minutes later I get a call from the electrician. They were able to send someone out within the hour actually. Now. I realize the electrician could've been busy and come in a day or so. However, the real hero is Sean Kerr. . . he got my request and promptly called the electrician. I don't mind the 6 months "check-ins". . . I have nothing to hide and am able to talk about things that need to be done or corrected. Mike is the one who comes and checks my house and he is also gracious and of big help. Go with Kerr Properties if you want things to get done in a timely manner and to experience quality customer service. I find that if I'm a good tenant than I will be treated as one. They are very professional . . . If I owned a rental I would want them to manage it.
