    First off, what I liked about the place. The floor plan was nice, it's a pretty open layout so it makes the unit feel pretty spacious, and *on the surface* everything seems about as nice as you could hope for an apartment. Now here's all the reasons I took a $2700 kick to the groin to break the lease and get out of that place after about 6-7 months: - Absolutely insane amount of noise transfer between units (#1 issue by FAR, probably much less of an issue on a top floor unit) - Building was clearly built and is maintained as cheaply as possible. There would be a slew of sub points here without a character limit. - Staff are outwardly courteous, but do not care *at all* about their job or quality of work. The front office ChatGPT's emails to you, and maintenance doesn't clean up after themselves, or even fix everything that's broken. - Gnat infestation came out of nowhere (I keep a clean, clutter-free home and have never had pest issues anywhere else) - Premium price tag for mediocre (at best) everything - Grass is a dog poop minefield - Inadequate parking unless you like taking a walk through the dog poop minefield - You get the general feeling that nobody there cares about where they live - Unnecessarily sharp, tall, and frequent speed bumps I wish so badly that I could go into detail about every one of these points here, because I would never recommend anyone live at Water's Bend, but there is a character limit that I hit trying to type it out the first time. From being handed the wrong keys the very first day and walking in to find an inoperable, leaking toilet and smoking garbage disposal (among a laundry list of other issues), to finding the mess maintenance left the very last day after I had already cleaned everything, this place failed expectations at nearly every turn in a variety of ways. What I will go into detail about within the character limit is the amount of neighbor noise, because this is probably 90% of the reason I broke the lease. I knew (against my will) when my upstairs neighbors woke up in the morning, left for work, returned home, went to bed, or generally took any single step in their unit. These were not large or rude people, and they weren't doing anything that warranted a complaint. The building is just so unbelievably cheaply built that that is how much noise transferred from their unit to mine. Their steps would *literally* (actually literally, not the modern use of literally, when people use the word 'literally' figuratively to try and emphasize something) shake my walls and light fixtures. At one point I sent a video of the noise to the front office, just like a heads up so they have some kind of vague idea of how bad it is. I had already been in contact with them for months about switching to a top floor unit because of the noise, but by this point had already put in my notice to vacate. I got a blatantly ChatGPT'd response in return, which is the most unprofessional and honestly just plain rude thing I've seen from the front office of any apartment complex I've lived at. But to the point, I couldn't sleep until my neighbors went to bed (at 12:30am, sometimes later) and the creaking, cracking, and pounding from them getting out of bed would wake me up (at 6am, sometimes 5am, but as early as 4am). Through over-the-ear noise cancelling headphones with music and/or games playing, ear plugs, pillows, and noise cancelling earbuds with rain sounds playing, all with fans and anything else that could be used as background noise you could still hear and feel their steps. I lost so much sleep living here and I actually hated coming home every day. I don't have the words to adequately stress how much I would advise nobody move here. That is assuming you enjoy a peaceful home you can relax in, or care at all about the quality of where you live. Again, a top floor unit probably alleviates the majority of the noise issue, and without this issue I would've at least finished out my lease term before moving, but this was by far the worst experience renting I've ever had.

    I lived in Water's Bend for 2 years. The apartment was spacious, and the leasing and maintenance staffs were nice and ready to help - overall it was a good experience during my tenancy.

    The staff here are the most helpful and made this a wonderful experience for me. The units are well kept and gorgeous. I plan on staying here for a very long time. Feels like home. I highly recommend checking this place out!
