  Buyers Beware: If you are gonna build with Ryan Homes just know you will be getting the poorest quality of products and building skills. In less than six months I am gonna list the current problems we have had. One window replaced due to broken frame, the grinder pump first had broken blades and once replaced they installed the propeller wrong and had to return to fix that. Microwave did not work, it had certain buttons that would not work. Our foundation drainage had a leak which caused our sump pump to cycle on every two minutes for over 24hrs after a storm. Had I not had a generator to run the sump pump my basement would have flooded. They tried to tell us that it was running because of grading and once the lawn came in it would slow down. Thankfully I was able to prove them wrong and forced them to dig up around the house and fix it. Now it barely runs during any storm. The hot water tank was leaking and had to be replaced. A majority of our cabinets doors needed to be replaced due to chips and misaligned handles. These cabinets are pure junk. They are pressed materials not wood. The sofit above the deck kept falling down and it took them three times to fix it. The yard that was installed was so uneven and full of weeds that they had to replace it to me and a great deal of my neighbors. It was so bad that many people did not mow there yards in protest to show off how bad it was. They did bring in a different crew and they did a much better job. I also found a bad wiring connection in the master bathroom lights which caused constant flickering and had I not found it we could have potentially had a fire. Also we had shingles blow off the roof in the very first wind storm. There are many more smaller issues that I could list but I think you get an idea. Just know we have great neighbors and everyone has told me about horror stories they have also had. From flooded basements to major wiring issues. Just know you are gonna get what you pay for. This is why there prices are lower than other builders.

  Ryan homes is a quality builder and the staff is very professional . The best priced new homes in the Geauga County area . I was hesitant at first to purchase a new home but it was well worth the effort . The end product or home exceeds my expectations. They have third party inspectors and a great warranty program. A one year exclusive warranty on everything , two years on the mechanical systems and 10 years on the structure so be reassured of the Ryan promise. In Geauga county they really inspect every phase to meet codes and Ryan has a full time project manager who is pivotal to the success of the construction process . All in all , a great contractor. D.   Everything is fine except one concern. I am out of state buyer. During the first meeting I deposit the money and they show me some lots to choose from. We selected the lot and sign the purchase agreement. We had a virtual meeting next week. That meeting I came to know that the building as per our requirements can not be built. So they wants to change the lot. They offer me some lots to choose from. Some of the lot have extra payment required but no additional cost to us. So this is nice. But we are still worried what new changes may come in future. Hope there will be no more changes so we can move to our new home without any difficulty.
