I would advise against renting their homes
They only care about posting rent and renewing contracts but in home issues don’t get fixed
Their homes are dirty and properly prepared for new tenants

We moved in to a house on March 20th. The first warm week, we tried using the AC and the house got warmer, not cooler. We figured out that the outdoor unit was not running. We put in a maintenance request on April 2nd. They did not come to look at it until April 10th, and then they said they needed a part for it. They did not give any information for when they’ll be back to fix it. I sent an email that day following up to get more information on when they will be back and I never got a response. It is now the night of April 13th and they have not been back. It got to 80 degrees in our home today. We have a 6 month old infant who gets heat rashes very easily. She’s been incredibly uncomfortable and has had a hard time sleeping. The first month in this home and we are already not being taken care of.
Update as of April 14th: I am changing this review from 1 star to 3 stars given the eventual response. Matt from local Progress reached out about the AC and gave an update on the scheduling and he offered to reimburse the purchase of fans we made to keep ourselves cool. We gave him the receipt for that and he was very helpful. Matt has been the only helpful and kind employee I have interacted with so far, so I am thankful for him. I sent a follow up email to customer care (which is who I sent the initial email to) and they still have not responded. So my impression is that the corporate employees are not at all helpful but the local employees seem to be better. The maintenance technician came and fixed the AC today, so the problem has finally been resolved. However, our neighbor told us that the residents before us had the AC worked on several times, so we will see if this is a recurring issue.
My advice to anyone choosing to rent with Progress is to have low expectations and to work closely with the local agents as much as possible. Relying on the corporate agents will lead to frustration.
I will continue to edit this review as we progress in our time in this home.

We recently had an issue with the furnace in our home. Progress responded to our requests within 24 hours of submission - and had technicians on site a few hours later.
Both technicians were very helpful and allowed me to study the work they were doing to repair the furnace and exterior air intake.
5/5. Tremendously helpful folks and I very much appreciate their quick work getting us back up and running. Had great conversations and learned a lot!

I’m leaving this review because we’ve been dealing with some really frustrating issues in our home. We were excited to move in—even though the rent is pretty high—because it’s close to my child’s school, in a nice area, and has the space we need. But since moving in, it’s been one problem after another.
We’ve put in multiple maintenance requests because of a mice problem that just won’t go away. Pest control has come out a few times, and though they were very nice they’ve barely done anything—just set a couple traps in the crawl space and filled a few holes outside. The technician even told us they don’t handle the bigger issues and that Progress Residential is supposed to come seal up holes around the foundation. No one has come out to do that, and there’s been zero follow-up.
So now we’re stuck in this cycle of putting in requests and getting nowhere. We’ve caught six mice so far. There’s also a hole inside one of the cabinets (which we didn’t even know about until pest control showed us) where they’re hiding, and we can hear them scratching in the walls all day and night.
On top of that, as soon as the weather started warming up, we realized we also have an ant problem—and they are everywhere. I was honestly shocked when I found ants on my newborn’s blanket and even on my breast pump. We’ve tried putting out traps ourselves, but at this point it’s clearly an infestation.
I get that pests can happen, but this is way beyond normal. When it gets to the point where it’s not being properly handled, it makes you question why you’re paying so much for a home that doesn’t feel livable.
I really hope something gets done soon, because this situation is not okay.
