I’ve lived here for 4+ years and it’s unfortunate how downhill this place has become. The first 2 years I lived here, the parking lot was non-stop chaos with thefts and cars getting stolen or broken into. There was even 1 resident held at gun point. Eventually they made the resident parking lot gated but one of the gates is broken over half of the time.
Furthermore, ever since Waves restaurant came into existence, they bring the wrong type of crowd. Many of their customers smoke weed on the Waves patio so upon going outside to simply walk your dog, the first thing you smell is weed. Some people may like that but I personally think the smell is awful. Many of their customers are rowdy especially on the weekends.
Some residents here are nice while others can come off as stand-offish. It has evolved to this resident quality throughout the years especially since Waves came to the building.
Even the attitude of the maintenance guy has also changed negatively throughout time. I could once say that he was so nice and welcoming but he’s now become more quiet and avoiding resident contact when passing by.
The best for last: packages. They absolutely don’t hold any accountability for stolen packages. They have cameras and won’t review any footage. In fact they refuse to review any footage and make up so many excuses on why they can’t share or review the footage. The lack of accountability is horrible. They thought they’d fix the problem by bringing Amazon lockers but I actually think it’s made it worse due to the location the Amazon lockers are at since it’s not in the main lobby building. Multiple residents have had packages stolen. It’s a trend that Jay, the property manager, holds zero accountability. I’ve now had to resort in sending packages to my friend’s house or UPS/Fedex pickup points.
The only thing keeping me here is the economical rent price for my 1-bedroom apartment since moving wouldn’t outweigh the total amount I pay.

I am extremely disappointed with my experience living at Adelphi Quarter. Packages are constantly being stolen from the building, and management refuses to take any meaningful responsibility for the situation. It is incredibly frustrating to pay to live in a place where you don’t even feel safe receiving mail.
There are cameras in the package room, yet management makes no real effort to review footage or address the repeated thefts. Instead, residents are simply told it’s “not their responsibility.” That response is unacceptable, basic security enforcement and protecting tenants’ property should absolutely be a priority.
Living here means constantly worrying about whether your deliveries will still be there when you get home. That is not a normal or acceptable standard of living. A residential building should provide a sense of safety and accountability — not indifference.
If management truly cared about residents, they would implement stricter package controls, actively monitor cameras, and take complaints seriously instead of dismissing them.
I would strongly caution anyone considering moving here to think twice. Feeling secure in your own building shouldn’t be too much to ask.

I have lived here for 2 years and I am making this review as my lease is coming to an end here and I am finally relocating. Editing to add how I found the mail room tonight , open packages everywhere and someone’s medication stolen right out the box. I don’t know if these terrible people live here or they are bar customers as the package room typically is open for delivery drivers to access .. the influx of inconsiderate people in the area is beyond me and sad! Adelphi please consider removing the bar for your residence sake.
When I first moved in there was a different company who ran the apartments and then Towne came along and with Towne came Jay! I do want to give a shoutout to Jay as he has been very helpful regarding any concerns I have had and will always make things right. Please know that anything negative I state in this review does not reflect him nor Curtis (maintenance man, who also is very great at his job!!) give these two a raise!
As I am compiling this review, all of it comes down to the bar attached to the building (Waves). Ever since living here I have realized how inconsiderate people can be. The customers of this bar WILL park ANYWHERE they want. If you want decent parking, PAY the $30 a month, however if that gate is broken the customers WILL park in the paid lot and take a front row spot like they live here and pay to park. If that gate is closed they will park in our extra lot where those who don’t want to pay for parking can park leaving not only you out of a spot but also any guest you want over.. which is terrible because as a resident, my guest should not have to walk so far. We are given the guest parking passes but I never used it because they can’t ever park in the guest lot.
They will be loud. At the bar , in our parking lot , on the street right under your window , work night, whenever, they do not care. And they do feel entitled to the area and will be rude. I can’t enjoy my windows being open peacefully without hearing someone yelling. What put the cherry on top of it all is on a night before Christmas Eve the bar had two customers (men) yelling and cursing at one another in our parking lot (cute and very festive!!) so the cops were called. I get it’s very close to downtown BUT the simple fact is… you are attached to a RESIDENTIAL BUILDING, let’s gather some common sense and respect.
Next, the constant smell of marijuana when the bar is open and has customers, there is multiple people smoking outside. Imagine me wanting to just open my window for fresh air and smell straight marijuana.
The customers also have thrown their trash on our property and that does include empty alcohol bottles which is embarrassing when my guest see that. Thankfully I do know our maintenance / staff takes care of that.
I haven’t had any issues with my own car being damaged. But I have had a package stolen from the Amazon locker room. Not our apartment complex’s fault but it is common. HOWEVER I have seen Midwest Protection sit in our parking lot countless nights as security so I thank Towne for that as car break in’s were common before.
Lastly, the rent prices had increased each time I have signed with no change, in my eyes really. They did add reserved parking for an extra $20, equaling to $50 for parking altogether. You can have people towed at any time if they park in your spot (love that). When I first signed here I was paying $975 for a studio and if I resigned I would be at base 1,300. If they added more amenities (as there is only a small gym) or perks it wouldn’t be as bad. But considered there is absolutely no perks or extra amenities being added , 1300 base is excessive and not worth it to me, plus the extra mess of the bar customers is just not worth it anymore.
Overall, the apartment is nice, dishwasher, microwave , stove and oven is good, washer & dryer included is always the best. Big closet, large windows (depending on unit), good hardwood type floor.
