This is my second time living here. The first was years ago, when I still had two kids (teens) at home. Didn’t care for it much then because the ownership & maintenance were bad. But the location was good.
We’ve lived in many other places since then, and my kids have moved out on their own. I did an extensive search this time when I needed to move (due to ridiculously high rent 🙄). My search kept coming back to Ivy Hills. I could see by the photos that things had improved, so I went to check it out. The complex was bought by Towne Properties, which has made great strides to fix it up.
It’s an older complex, but they’ve done a fantastic job of upgrading. Pretty kitchen cabinets, nice flooring, fresh white paint ( I DESPISE dingy tan paint!), large spaces, good storage, and the option to rent a private garage ~ HUGE plus!
My previous apartment had a ridiculously small balcony ~ my dog couldn’t even turn around out there. But here, it’s a whole extra room! Literally, it’s 12x11, AND has a closet. So nice. My dog already loves it.
So I’ve been here now for a month and I’m very happy. James in the office could not be nicer or more accommodating….I was somewhat indecisive, but he hung with me and kept showing me more units ~ with no pressure ~ until I made a decision.
I love how I have a wooded area outside my balcony. The birds are singing, and it’s a nice environment.
The only drawbacks for me are that most of the apartment is carpet instead of flooring ~ which isn’t as modern as I’d like ~ and the stove is a coil cooktop. A nice glass cooktop would’ve been a huge plus. But I’ve been a renter long enough to know what’s essential and what’s not. I don’t feel like I “settled” though, I’m happy here and so is my dog.
I got a great deal on the rent, and I’m hopeful that this company is fair with rent increases. In the old days, increases did NOT happen yearly, and it’s just not necessary.

GREAT PLACE TO LIVE
I went against my better judgment after reading negative reviews about this apartment complex and moved in anyway, and now I highly regret it. I was told that the apartment had been vacant for a while before I was going to move in. I was told that the bathroom was going to be renovated and that the kitchen had relatively new appliances which to me seemed great all and behold when I moved in two weeks later, the bathroom was missing its handles the “new appliances” in the kitchen had a major defect in which the oven’s metal covering plate was sticking out exposing sharp edges, which is very dangerous for me and for the cat that also moved into this apartment. When I submitted 8 maintenance requests for all the things I found wrong within the first week of moving in, I realized they're considered more of a suggestion than a request. They do not take these requests seriously, even if it puts you or your pet in harm's way. Another example is that all the windows' locks are broken, which then leaks cold air, and during this upcoming snow storm (1/24/26), which is literally in a day, they consider this not a priority. And that their maintenance man will not be returning, even though I put the request in weeks ago. Now the apartment feels 10° colder than my heater says, so I'm paying for heat that's not going to benefit me at all.
On top of that, there is a loud dripping noise behind the kitchen cabinets that happens randomly, even in the middle of the night. It’s extremely distracting and has kept me up at night for weeks. I contacted them about it and was told the leak “has to be visible” to be considered an emergency. It still hasn’t been addressed in 3 weeks, and I haven’t been able to sleep, but they don’t seem to care.
When the maintenance man came to fulfill the request he fulfilled only one request out of eight that of which was a broken showerhead and when he was in my apartment fixing the broken showerhead, he locked my cat in a room without food, water, litter box, and then proceeded to keep my cat locked in that room when I was at school the entire day and also leave my front door unlocked so that anybody could walk into my apartment steal my belongings and my cat. When I told the management at the Ivy Hills living space office about this, they did not seem to take it seriously, as nothing has been done about the situation. I would highly recommend that anyone NOT move into this apartment complex. I would not recommend anyone from out of town to move into this apartment complex, even if you are desperate like I was. You would be better off living in your car than living in this place where they put you, your belongings, and your pet at risk. They also do not take any complaints or requests seriously.
We’ve lived here for 2 years now and originally leased a 2 bedroom apartment. When our family dynamics changed, it was the smoothest process to do a lease transfer to a 3 bedroom townhouse.
The staff is unlike any other property team we’ve experienced before. We have a child with special needs that requires a service dog.
They have shown the upmost respect and ongoing support to accommodate our unique needs. We appreciate the property management, office personnel, and maintenance team/contractors.
The location is perfect with being so close to Eastgate, Beechmont, Mariemont, Hyde Park and downtown
Not to mention the village of Newtown is one of the safest places to live in the Cincinnati area!
No matter the size of your family, I highly recommend this property. Especially ones with special needs like ours.
Also, it is very pet friendly where we get to know our neighbors by their pets’ names first. The property team really brings the community together and I’m thankful to have found this place!

I have loved living here. The apartments are great and the service is amazing. I would highly recommend to all my friends and family. Plus they are always on top of everything like snow storms, and anything else.
