  Maintenance team has always been incredibly prompt in dealing with any of my issues, even when it's outside of work hours. Most recent one was when they drove right over to fix my heat the same day a huge freeze was hitting town.

  Bayberry cove apartments are a great community and great staffing. They get the job done. Can't wait till summer to swim and have a resident events

  absolutely unprofessional. we have been living here for a little over a year and the management has been nothing but disrespectful, unprofessional, and plain lazy. the “24/7 maintenance “ is an absolute joke. ive had water quite literally pour through my ceiling, with no ceiling repair. they rarely answer the phone. the “$500 bonus” is a joke. ive been calling for almost 2 months about how i can receive my bonus because we had referred our family and they moved in early december. it is now february. there has been 4 different managers come through and quit every time. the hardware on all cabinets, show curtain poles, door stoppers, towel holders, ect. are so old and constantly falling apart. im so disappointed.

  I lived at Bayberry for a year and 3 months. I bought out my lease and bought a house. When it comes to Bayberry, you get what you pay for. The rent may be cheaper here than other places in the area, but you will get worse service and amenities for that price. Also, beware of the many 5 star reviews. The office workers get bonuses if their name is mentioned in a 5 star review. Really sleezy work by the company that owns this property to get their ratings up. -Unit: I had a 2 bedroom/2 bathroom unit. The bedrooms are small but that is to be expected. The master bedroom had a walk-in closet which is nice, but be prepared for that closet to be cold in the winter and hot in the summer... The bathrooms were very small. The floor plan could have easily had the bathrooms be larger and take out some room from the bedrooms, but oh well. I didn't have an updated unit, so it felt old. The buildings were probably built in the 80s or 90s if I had to guess, so they are showing some wear. -Maintenance: Some of my maintenance requests were handled the next day, and some inexplicably would take months in some cases. I never really knew how long it would take for something to get fixed. At one point a maintenance man told me he was the only one on staff, so they were behind schedule. I felt bad for him. Usually, if I would call the office and complain, they would make it more of a priority. -Management: Overall I didn't have any problems with management or the office staff. They were always nice and welcoming and took care of my needs. However, it seemed like there was a new property manager every 3-4 months. I personally think that says a lot about the company who owns the property. Either they are moving people around properties (not ideal as a resident) or they are not a good company to work for. -Property Grounds: I swear they only cut the grass once a month here. The grass gets so long and looks awful, and is impossible to walk on comfortably. They mulched the flower beds in the spring, but only the ones that face the main road; it seems they only care about the appearance to prospective residents. I experienced one big snow storm and the snow was not plowed in the driveways/parking lots for 3 days. The sidewalks weren't cleared unless a resident wanted to clear it themselves. There are potholes throughout the driveways and parking lots that were there when I moved in and are still there now. The parking space lines aren't even really visible and make parking a nightmare. They halfheartedly sprayed some spray paint on the lines by the office, but don't care to do it on the residents spaces. Parking lots probably needed paved 3 years ago. -Area: Bellbrook/Centerville/Sugarcreek is a good area to live in. It's very safe and there are shops and restaurants nearby the complex. The complex is in Bellbrook schools, which are highly rated. Overall, I wouldn't recommend living here unless you needed a relatively cheap place to stay short-term. There are better options in the area that are worth the slightly higher price tag. If there was availability in the timeframe I was looking to move, I would have lived across the street at Mill Pond. The fact they have a waiting list and Bayberry has plenty of open units tells you all you need to know.

  If I could put a 0 I would. If you’re looking for reliable maintenance service done to your place…this isn’t the place for you. My main/back door has been rotten and unsealed for about a year with multiple requests made even with the switch of property managers and knowledge of having a 1 year old and a month old. Services are still poor as they were… with that being said pipes are leaking so ceiling has water damage, room doors in the are stuck, drawers aren’t even, tub drain loses water quickly, and sink clogs
