    15 Bank and their staff have been so kind and as accommodating as possible to my older parents and myself. Originally being from NY, and wanting my parents to be in the best place they can be (since they refuse to move out of NY), I am happy we chose 15 Bank as their home. Julia has been so sweet and kind walking them through the process and making them feel comfortable knowing I am not just around the corner. The office staff and maintenance has been on top of every question and request the best way they can be which give me peace of mind knowing they’re in great hands.

    First, I’m a local guide here on Google, so to that extent, I try to share nothing but the facts. PROS * 2-minute walk to station platform. I timed it. * tenants are nice and we’ve created a nice community for ourselves on WhatsApp * community fireplace * the generally nice staff (that is overshadowed by some truly rude and uncaring people who should be fired but somehow remain) CONS * My mother with Alzheimer’s lived next door to me. They refused to fix my mother’s toilet for months, even up until day she died, claiming it was her and me causing the problems. I repeatedly asked them to fix the pipes and all they did was snake the toilet and it was overflowing again in a day. My mom was without a working toilet from day she moved in until day she died, a gross violation of so many things, including human decency. After she died, the problem remained, and I complained again, forcefully. They finally replaced the toilet and admitted there was a broken piece of pipe causing the overflows. Two months too late, and they gave a sick woman a terrible final two months of life. I will never ever forgive Waterton and 15 Bank for what they did to my mom. * The light switch to my closet is on the hinge side, so I can’t turn the light on and off when door is open. I have to use a hangar and slide it through the crack between door and hinges. I put in maintenance request and nothing was done. * Wind noise is frightening. The metal awnings outside the windows crash against one another. It sounds like thunderclaps. Wakes us up regularly making it hard to sleep. Maintenance requests are routinely marked “resolved”, but they aren’t. When each frequent windy day arrives, it becomes a constant hurricane of noise. A clear violation of right to quiet enjoyment, but management doesn’t care. * The dog park and dog field are full of poop. They market this place as upscale but clearly the poopy people living here are not. I complained today at front desk and was told, “Not our job. People need to clean up after their dogs.” No, for what we are paying at this “upscale” apt, hire someone to clean up the poop. Install cameras and fine those who don’t clean up. I had to wash my dog’s feet today because they were covered in poop. * There was a gas leak in above mentioned fireplace. Staff decided to turn off gas and close doors. The smell of gas permeated building up to 13th floor. After a couple of hours I went to front desk. I asked if ConEd or fire had inspected. She said no because Kaevon told her ConEd would arrive in the morning. I called 911. WPFD arrived. Inspected. Opened all doors and windows and said, “Whoever closed all these doors did the most dangerous thing possible, by trapping all the gas inside. The building could have exploded. Calling us was the right thing to do.” Who called 911? I did. What did staff want to do? Wait until morning. Unbelievable. The fireplace? Still broken after two weeks. * Every door is digital and all staff can enter every apartment. Deadbolts on inside but access code disengages. * There are virtually no community events. There was a Christmas party in December and apparently bingo this Thursday. 2 events in 4 months. * People smoke pot right outside building or on grounds. Staff does nothing. * Weird utility bills. First, you get billed for heat. But still cold. Second, all windows leak frigid air. Third, you don’t pay ConEd—you pay the building. It’s extremely unclear how much you are paying and why. * Constant hot water issues. Sometimes shower is cold/warm. Rarely “hot”. Many have same complaints. Bottom line, management lacking. Older tenants 5+ years have said old management was superior in all ways. Maintenance requests taken seriously. Community events twice weekly. Common spaces kept in better repair. This is likely to be their last year here unless management improves. Rent is exorbitant and nowhere near justified. Parking is $205/space, which is inexcusable. Many of us feel cons outweigh pros, and are looking to move.

    The building has taken a nose dive since the new management took over. There is dog shit all over the walkways, the hallways are unfinished, the new design is such a step down, the dog park gate is broken, so the whole city uses it. The people who work at the front (Nick, Gary, Deshaun) are all awesome and amazing at what they, and we all love them. Really a shame! Us and everyone else we know in the building are moving out.

    I have lived here for less than a year and have already had more issues with management and maintenance staff than any other building I've lived in throughout NYC/tristate area the past 10 years, most of which were older than this one. Every building will have issues, but it's the obligation of the management to fix them right away; it should not require countless complaints. That is not the case here. I can live with minor issues and don't expect perfection - but I DO expect our safety to be prioritized and concerns addressed promptly, and that has not been the case. A sample of issues: - Elevators are out of service at least 1-2 times a month, one of the elevators has NEVER been fixed completely such that one has to either physically push the door shut as it is closing or hold the close-door button for several minutes and several tries before it works. A tenant has been stuck inside the elevator in the past few months requiring fire department rescue, despite that elevator having had known issues immediately prior to the event. - My unit's bathroom tub, sink, and washer run brown water in the evening every 1-2 weeks for the last 5 months. This has interfered with being able to bathe our child countless times and causes me to question whether I can safely use the water. We have raised this issue innumerable times with management, it was fixed for a while and then recurred after 1-2 months. Now, they have stopped responding to our reports; we were told a professional plumber would perform a more thorough investigation since the initial solution failed. That was 4 weeks ago. No follow up or response despite our continued reporting to them of the ongoing issue. - We just had a gas leak in the common area due to the fireplace that was recently installed with the renovation. Staff was notified and delayed escalation to the authorities. NO RESIDENTS were notified of this or evacuated. I heard about it through a neighbor. The danger of this situation is obvious. It is unacceptable. - During the blizzard a couple weeks ago a large pipe burst causing heat throughout the whole building to fail. While many units had heat restored by the next day, ours was out for 5 days--if it wasn't for our multiple complaints to demand follow up, I fear it would have been out for longer. Instead of prioritizing the basic safety and utilities of the tenants, management has used their revenue on facelifts of common areas, amenities, and the leasing office. Avoid this building. Sadly, I've never had to leave a negative review on a building until now.

    I live at 15 Bank Street and tonight there was a gas leak in the building. The fire department responded, yet residents were not evacuated and no official communication was sent by management. I only found out because of a WhatsApp group with other moms in the building. Had it not been for that, many residents—including children—would have had no idea there was an active gas leak. That is terrifying and unacceptable. Management seems unreachable during these emergency, which is deeply concerning and unsafe. I moved here only four months ago and did not expect this level of carelessness, especially when it comes to tenant safety. This incident has completely eroded our sense of security in the building. Management’s lack of communication and failure to follow basic safety protocols shows a troubling disregard for residents’ well-being.
