Absolutely exploitative of their tenants, especially those with disabilities. My partner and I have been fighting for 2 years to get reimbursed for a month of rent due to an unusable apartment after a huge black mold outbreak. Our lease specified we would be reimbursed for an uninhabitable apartment due to unsafe conditions, but when we brought this up, the main office directly screened and ignored our calls, emails, and direct mail including attempts at small claims legal action. The mold damage, as mentioned in my partner's review, has left us both with long term health complications.
They also refused to control a dangerous off-leash dog on their property, (owned by another tenant) who had harmed me, my service dog, and several other tenants, despite making repeated promises they would resolve the situation.
One of my friends had a service dog whose nail caught a small corner of carpet (a few inches slightly torn up), and they charged her over $800 to fix it. They were replacing all unit carpets at that time and likely wanted to get away with not paying for the full project in her unit by keeping her entire security deposit. Meanwhile, previous tenants in our unit had left huge burn marks in the carpet and they never fixed those.
Some individual leasing agents are nice people, but this doesn't change how the company (Burns Management) itself does nothing to care for its tenants.
