  We regret leaving our weekend apartment in downtown Saratoga and moving to Empire Run/Burns Mgmt. Management is VERY slow to resolve issues. Zero sense of urgency and they couldn’t care less about the tenant experience. No one is onsite so you have to rely on email and voicemail. Our balcony has been unusable since we moved in. There is a serious bird problem that resulted in our balcony being covered in bird droppings and bird seed. We finally had to remove our outdoor furniture due to the issue. It was covered! Absolutely disgusting. Maintenance had to power wash the balcony several times, yet the problems continues. This is an apartment that we use twice a month and our outdoor space has been unusable! Instead of being able to relax while there and sit outside with a cup of coffee or glass of wine, we spend time cleaning the balcony and furniture, sending emails, following up on those emails and submitting work orders. When we asked for an $200 adjustment to our rent for the last 4 months of our lease we were told no. After months of going back and forth and not being able to use the balcony, they believe the illegal bird feeder had finally been removed and they considered the problem resolved. Pathetic. Burns Mgmt had the chance to make this situation right and chose not to. Other reviews mention the construction across the street and they are not exaggerating. It’s LOUD and literally shakes the apartment. Avoid Empire Run at all costs and I’d think twice about any community that Burns Mgmt owns. They do not care about their tenants. They are all about the money.

  The setting is quiet but near downtown and shopping, management pays attention to resident’s concerns and maintenance is prompt.

  Quiet and safe building with modern finishes that is well kept by a punctual staff. The management + maintenance crew are on top of their game and are professional, courteous, and very friendly. Having Spring Run Trail in our "backyard" is an added bonus along with its convenient location to nearby shops, farmer's market, and downtown.

  We love living here at Empire Run. The building offers everything we need, including a free gym in the building. The building is beautiful and all of our neighbors are so kind. Maintenance is the most responsive I've ever dealt with in any rental. We love that it is close to downtown and the track but not right on top of them. We also love having the Spring Run Trail right behind the building, it's so convenient for walking our dogs.
