I had an absolutely terrible experience at The Atrium at Victorian Square in Sparks, NV. It was hands down the worst place I've ever lived, and I did not enjoy my stay at all. From the moment I moved in, the issues were nonstop and made daily life miserable.
The walls are paper-thin; I was constantly woken up by hearing running water from neighbors' bathrooms along with other minor noises, making it impossible to get a good night's sleep. The elevators were broken for about 6 months out of the year, forcing residents to use the stairs even with groceries or in bad weather. The parking garage floods regularly, and the garage door is broken constantly, adding to the frustration and potential vehicle damage. We endured 4 false fire alarms in the middle of the night, complete with blaring sirens that pierced through everything, followed by standing out in Victorian Plaza for hours each time while waiting for the all-clear. It was exhausting and unnecessary.
The location amplifies the problems: horrible traffic and constant noise from events surrounding the building made it feel chaotic and unrestful. Safety was a major concern too; someone who didn't live there broke into a 3rd-floor apartment, requiring police to kick down the door to remove the intruder. The manager, Saimeth Martinez, was rude and unprofessional throughout, often giving runaround answers and failing to address concerns effectively.
To top it off, after moving out on September 30, 2025, the handling of my security deposit was a nightmare. Despite Nevada law requiring refunds within 30 days, I faced endless delays. My $1,848 deposit led to a disposition of $1,351.42 with unsubstantiated deductions (no proof provided despite requests). Checks were supposedly returned to sender over an alleged address error (which I verified in person), then I got one that bounced after cashing, incurring fees. Promises of replacements went unfulfilled into January 2026. I've escalated to corporate (FPI Management) with a formal demand, but this lack of accountability is unacceptable.
Prospective renters, beware. These ongoing maintenance, safety, and management issues, plus the post-tenancy headaches, make this place not worth it. I hope improvements are made, but I can't recommend it. 0/5 if I could.
