Roman is a pleasure and a delight. He did an amazing job. Very fast and efficient. He is a progress residential angel. If you seem him at your door you know you are blessed. I would suggest anyone having a problem with Progress Residential to file a complaint with the Nevada real estate board who governs them, you can even go down to their office on sunset and get the names of the LLC and the broker who you can hold liable for their unprofessional behavior.
Absolutely horrible management company to work with. They are extremely unprofessional and do not respond to their obligations via the lease signed with the tenants.
Look at the negative reviews. Now ask yourself Why do so many of the negative reviews speak about the same problems over and over. Take into consideration these reviews are done at different time frames and realistically none of us know each other so how is it that we all have the same complaints? Despite them having legal obligations within the state of Nevada and in the city of Las Vegas, and in Clark County, they refuse to conduct themselves in a professional manner. Just know this when you rent from them and you are having negative experiences that are not being resolved you cannot say you were not warned

I contacted the emergency maintenance number and it said that they were closed and to call back during business hours between 8am and 5pm while my home was flooding from upstairs to my downstairs dining room thru the light fixtures as I don’t have washer or dryer in the home I noticed the toilet some how leaked enough water to cause a flood after a one time use last night around 8pm it left a lining in the ceiling down stairs I got the water up but now my power doesn’t work I guess it tripped the breaker I can’t access because it’s not permitted to customers I was glad that the maintenance guy Tony who came by when I moved in after I did my inspection was available to answer questions and help me get thru to the emergency line the are coming out to resolve the issue but that want be until 1pm-5pm in hot Las Vegas thank hid my AC unit works and I have a working fridge everything else out iv been living here since December 2025 to present and so far the house has been nice it’s built very cheap but things happen I hope I don’t have to pay any costs to the problem it wasn’t intentionally done as it just happened so quick and suddenly but slow progress residential need to update their emergency phone line and hours because I would have had to call 911 for a maintenance emergency as well .

I lived in a Progress Residential home with my parents and siblings for approximately four and a half years. I ultimately chose not to renew my lease and moved out due to ongoing issues with professionalism and account management. My parents and siblings still reside in the property.
Throughout our tenancy, billing discrepancies were a recurring problem. We were frequently charged for items we had already paid for, and the monthly ledger provided to us did not align with the internal ledger Progress Residential referenced. When we raised these discrepancies, we were essentially told to accept the difference without a clear explanation.
A specific example was renters insurance. My parents maintained multiple active policies and provided complete documentation to both Progress Residential and their third-party insurance vendor on several occasions. Each time we were assured the issue was resolved and the documentation was accepted, yet the monthly insurance charge continued to appear on the account.
My father spent a considerable amount of time calling to resolve the same issues repeatedly. Progress Residential also required the utility accounts (gas, water, and trash) to remain in my parents’ names, which added to the confusion when trying to reconcile charges.
Like others have noted, the company’s public responses to reviews express concern and promise outreach. In our case, as shown in the attached screenshot, that outreach never occurred despite the public reply.
Since moving out, I have secured housing with a different property management company. With a credit score near 800 and stable employment at UNLV, I was able to make that transition, and the contrast has been significant — billing is accurate, maintenance requests are completed properly and promptly, and communication is consistent. It has been a much more positive living experience.
Based on my family’s experience, I would encourage prospective tenants who have stable credit and income to explore other options. There are management companies available that offer more transparent billing and more responsive service, often at a lower cost.
Progress Residential has been consistently dishonest and negligent throughout my six-year tenancy.
Their public responses claiming “concern” and promising outreach are false. A member of their advocacy team posted that exact promise over a week ago. No one from management has called, emailed, or followed up — despite multiple requests.
We have been model tenants for nearly six years: rent paid in full and on time every month, and the home maintained in excellent condition. In return, we have been met with systematic neglect:
Repairs are ignored or done with the cheapest, ineffective fix. Our refrigerator was broken for over three years. After repeated failed service attempts, we were forced to spend $1,500+ out of pocket to replace it ourselves. Our side yard gate has been unsecured for over four years. A contractor told me directly that Progress Residential rejected every proper bid he submitted and only approved the lowest-cost patch that did not solve the problem.
Their service department violates their own lease policy. The lease requires them to contact the tenant to confirm an appointment. Instead, they unilaterally schedule visits without confirmation. If we are not home for an appointment we never agreed to, they attempt to charge a $75 “missed appointment” fee. That is not a policy; that is a trap.
Billing is deceptive and repetitive. I have carried two active renters insurance policies since move-in — USAA and GEICO. Progress Residential charges me for their insurance anyway, every year. I provide proof, they issue a credit and claim the issue is “fixed,” and then the charges reappear a few months later. They recently had to credit back five months of improper insurance premiums, only to overcharge me again the next two months. At this point it is either targeted harassment or possibly systemic fraud. Neither is acceptable.
Do not be misled by their templated replies expressing concern. They are for public appearance only and are not followed by any actual contact or resolution.
If you have decent credit, stable income, and the ability to choose where you live, you have far better options than Progress Residential. I strongly advise prospective tenants to look elsewhere.
