I had a fantastic experience with Coya Living from start to finish. Kameron was incredible during the tour - he took the time to show me several options and helped me thoughtfully compare them. The walkthrough of the unit with the views completely sold me; seeing it in person made the decision easy.
Wendy, along with Kameron & Cece, all from the leasing office, made the rest of the process seamless. They helped iron out the lease details, answered every question patiently, and graciously walked me through the entire move-in process step by step. Everything felt organized, transparent, and genuinely welcoming.
The location is another huge plus - right in the middle of everything. Being so close to the Strip and Chinatown makes it incredibly convenient while still feeling comfortable and well-situated. On top of that, the apartments are brand new and beautifully done. The amenities really stand out, especially the modern gym, the pool, and the skydeck - all pristine and thoughtfully designed.
Between the prime location, the brand-new building and amenities, and an outstanding team that truly cares, Coya Living exceeded my expectations. Highly recommend to anyone looking for a smooth, stress-free leasing experience.
I love coya! Very clean, very safe, no pest, big units, great views, pet friendly, brand new everything, friendly staff and it has hotel style amenities. I toured the property with kameron he was very nice and patient and he answered every question I had. He also showed me every last unit that fit my personal needs and wants until I found the perfect one and I did! I definitely recommend this property for anyone looking for a new home!!
I really wanted to like this place, but it has been the most frustrating experience out of all the luxury apartments I've stayed at in decades around all of US.
First week moving in, park accidentally in another resident parking, instead of a warning, they let the resident just tow my car, $500 out of my pocket to get my car back.
6+ months in, cannot get auto pay to work no matter everything I've tried and made the staff aware. But I'm "late" when they don't get their payment even though I've shown them proof multiple times that I receive confirmation of auto payment sign up.
Went out of town for a couple of months, didn't get a chance to put my new DMV car registration sticker on, tow truck company apparently allowed to just go around to tow your vehicle if it's doesn't have the latest sticker. Seems like a money grab. No where in our parking agreement does it state this requirement.
Internet is $90 a month, no opt out, but it's shared speed with all the residents and your speed is limited to 100mpbs.
Entry door took over 3+ months to get working by the time I moved in. Given I know they had just open but really bad first experience.
Parking gate doesn't automatically open for my car no matter all our attempt with them, so I have to stick my hand out the window with the sticker each time I want to get in.
Elevator doesn't properly close most the time, prepare to watch it open and close multiple times before you get to go to your floor.
No rules on electric charging parking, so people use that as a convenient free front door parking, so you have to get lucky to charge your electric car.
Maintenance staff is great at keeping things clean and working.
I can go on and on. So instead of actual luxury living for $3400 a month for two bedrooms, I am constantly having to deal with something or another here.

I called to ask about any additional fees on top of base rent. The representative that answered the phone was not knowledgeable about the fees associated with leasing agreements. I feel like if you work in leasing you should be knowledgeable in those kind of things.
Everyone at Coya is all friendly and very welcoming but I want to shout out a special thanks to Brooke who helped me from top to bottom. So caring and thoughtful she still checks up on me, asks if I ever need any help, questions to be answered, or any concerns. Brooke has made my life much more enjoyable living here at Coya! :)
