  I was encouraged to write this review by a fellow neighbor. All of the issues everyone else is having we are also are. Management severely lacks especially as someone who has years in management experience. No issues are ever resolved. The negative out-ways the positives by a landslide here, also in terms of reviews. If you are reading this absolutely not worth your time. Like other people mention the positive reviews are 100% fabricated.

  Gabby in office management is an absolute joy! She helped me understand the application process and how everything works with a tax credit property. She is always super polite over the phone and when I had issues with my move in she was quick to help!

  Place is filthy. Trash everywhere. Parents let their kids do whatever they want. Water constantly gets shut off without notice. Roach problems. The hall ways are disgusting. Apartments are poorly built. The staff has no clue what they are doing. They are lazy, and do not listen to their tenants. Any good review that you see do not trust! The staff creates fake accounts to post good reviews like the one created by the user “Karma” to make you think they are real people. The reviews are so obviously fake and angry it’s just comical and ridiculous. Speaking about how certain “tenants” just can’t handle it is certainly something. I could go on and on about how horrible the place and staff are. Don’t live here is the general consensus. I’ve reported everything to the city of Rio Rancho. These conditions are inhumane.

  Disclaimer: I am an actual retired resident with a business background. I have in no way fabricated my rental experience. In 2023, I moved in under EMG Property Management. I never had functioning AC and stove (gas leak). Management would lock the office doors and never answer calls. In 2024, Mission Rock Management took over and nothing was done to improve the property. Managers always locked the doors and never returned phone calls. In 2025, Kettler Management took over the property along with ALL the compounded problems of the previous useless management companies. Gabby is definitely a breath of fresh! She is friendly, very helpful, and intently listens to residents. She knows the property very well. The door is unlocked during business hours and residents are always welcome. Matthew and Joselin are friendly, helpful, and respectful to everyone. The new maintenance supervisor, Nick, and his crew are working diligently on the units and complex. This entire staff is a vast improvement over the previous management companies. In reading the comments from 2025, I can't believe all the negative, and untruthful ones written when more has been done under Gabby's management than previous years. She has inherited a HUGE mess to correct/fix within a budget like any other business. Rome wasn't built in a day! I live in a great building with great neighbors. Unfortunately, there are some residents who do not like when policies are enforced. These are the people who like to retaliate by writing fictitious, and rude comments against management. Personally, I wholeheartedly believe Gabby and her team are our only hope in turning this community around for the better.

  Place is filthy and awful. AC unit hasn’t worked in months management was notified. Also roach infestation. It’s genuinely disgusting. There’s a hole in our pantry and we’ve had to douse it in poison. They still show up everywhere. I know that management sees the reviews and they continue to ignore them. Move somewhere else.
