  Summary: Perform proper due diligence, anticipate added costs, house is not best suited for seniors. The house is arguably good value for the price (NJ standards). I cannot confidently recommend but no significant faults. Context/Perspective: The second homeowner in the community and a millennial purchasing on behalf of his father, an active adult. Detailed review: I was hoping my experience with Toll Brothers was not similar to those from a Google search. There were some highlights but my overall experience has been mediocre. As the second homeowner, our family took a chance on this new build. Since moving in for several weeks, we currently had 2 leaks in the house amongst several warranty tickets. As someone who values transparency and where one's house is often times his/her biggest asset, I feel it is necessary to give my honest feedback. Sales: Fran in particular is not pushy which I appreciated. She is calm and hard working. While I disagreed on a few points with her about details about our sale prior and post (see below), I can say that the process was relatively smooth and no major fault. She responds quickly to e-mails and is still around after the sale which we appreciated. She represents the Toll brand well. Construction: Truthfully, the team is a mixed bag. Our prior manager was checked out and soon left onto another project. The assistant seemed promising and potentially will be great but is young and still needs experience. Our new construction manager has been with Toll for a long while - take with that what you wish. He seems knowledgeable but do not expect a stellar rapport. Time will tell how this shapes and I will update my review if needed but for now, its a typical construction team- communication can be better, they don't go above and beyond but they do get the job done and I guess that is all you can really ask for. Unexpected costs: I will say that this house is a lot better than its competitors and the other houses we looked at. However, they nickel and dime you and these added costs taint the "luxury" part. Here are some expected expenses: - Prior to closing, we were told something would be in the backyard. We then found out our patio/deck costs an additional $12k+. - Radon test and remediation are at your own expense. Coming from NYC and not familiar with radon, we paid several hundreds for a radon test. Our results were what I considered high. The WHO suggests action but because it is below the EPA standards (what Toll goes by), it is not covered. Toll brushed off my concern after having a parent pass from lung cancer. An additional expense to remediate. Accommodations for active adults: As someone who cares deeply for his parent, I was concerned that this house did not have railings on the steps outside or in the garage. Although my dad is an active adult, he loses his balance from time to time. This already happened. When I raised this with Toll, it was again brushed off and another additional expense. Overall, my expectations may have been too high for a "luxury homebuilder" and of the team itself. However, I do enjoy staying in the area for now (I went to its great school district) and overall the house is not bad. I will continue to actively work with the township and Toll team to make sure the house is suited for my parent.
