    Beautiful at first sight, very nice sales staff but the overall company vibe feels stuck up. The pricing is outrageous for the location of these homes and they nickel and dime every little option. To top it off, they decided to classify these as condominiums which prevents certain types of loans (such as FHA) from being used. During a time where there is a housing shortage, land shortages, toll brothers swoops in, purchases land, builds homes and then prices many out and further restricts loan types due to their decision to classify these as condos. It all feels a bit shady. Additionally, read the reviews about noise issues and complaints from current residents. What exactly are they charging these amounts for then?

    The team is nice and the units look nice but there is a lot of smoke signals with their advertised pricing. For one, they don’t allow any loan except conventional (which has its pros and cons). Secondly, they by law have affordable housing units which are secretly tucked within the main homes so be sure to inquire as to who will be next to you as it could impact noise level depending on the layout of the unit next to you. Third, they try to claim that you have to put a certain amount down for a conventional loan, but the percentage is off. Conventional allows as low as 3% down, yet Toll Brothers tries telling you it can only be as low as 5% with additional due at closing. If it’s my mortgage, my loan, my monthly payment I’ve been approved for, what do you care about how much I put down? Just gives a very haughty feel.

    The sales team and other employees are lovely and helpful unfortunately we have not had a good experience to date . Moved in the beginning of December and turns out you can hear the occupants on the other side of the shared walls ( footsteps, voices and alarms) . We have an odor in the basement which we are told would be addressed prior to move in but it is still there, they are working on figuring out what the odor is. Construction and finishes are builder grade , unless you go with upgrades you will be making the upgrades at your own expense. Form clearly does not follow function , 3 doors in a small bathroom, light switches randomly placed in a wall to much to add. They also have a generator running 24/7 to supply heat to an unfinished club house, I don’t think they thought of the homeowner prior to its placement . It is extremely loud and prevents us from sleeping in bedroom . We are told they are looking into it nothing has been done . Hopefully some of these issues will be corrected / not much can be done about the sound through the walls unfortunately. Yes I have spoken with leadership the generator is off in the evening for now . Also their is an odor in the basement which we have yet to resolved

    The team that represents Toll Brothers Oaks at Randolph is a superstar team. Stephanie, Allison, and Joanna are excellent, we were given all the attention we required. Allison did the first meet and showed us around MANY units, having the extreme patience with us to let us slowly understand every nuance and difference between all the options. We learned a ton on the first visit and Allison remained fully engaged throughout the upcoming months. Stephanie saw us on our second visit and we immediately found ourselves getting comfortable with realizing we would become homeowners here. Stephanie understood us immediately and stayed with us all the way giving us every hand-holding experience we needed. More than once, Stephanie understood the assignment and gave us our peace of mind as we moved through the process, a special call out to Stephanie Posnak is warranted as she became our go-to person. Joanna was always incredibly attentive, incredibly professional, addressed anything and everything that came up almost immediately and the same day, and was a constant source of updates and information on a weekly basis, answering anything we wanted. Then there’s James and Steven who run construction, there isn’t a thing I could ask for more than they provided. Constant engagement, always addressing everything, incredibly thorough walk throughs and just incredibly easy to work with gentlemen. Details nonstop from both James and Steven made it clear to us we have a partner team. The home itself is just awesome. Quality builders with a superstar team.
