Unfortunately, for the price of these townhomes, the lack of basic upkeep is hard to ignore. Even the trash bins are often left outside for days after pickup, knocked over and visible right at the front of the community. It gives a careless, low-quality impression. Residents aren’t consistently maintaining their own spaces or their children's garbage that's left around. The HOA does little to enforce standards despite being very proactive about collecting their fees.

I do not write reviews lightly, but my experience with Meridian Walk at Princeton was significant enough that I feel obligated to document it for other potential buyers.
Before anything else, prospective buyers should be aware that negative reviews for this community appear to be removed or difficult to locate over time. I strongly encourage conducting research across multiple platforms(including BirdEye Reviews).
What should have been a straightforward home purchase became a prolonged and avoidable ordeal marked by delays, lack of responsiveness, and incomplete documentation.
After being approved for a state grant, I made the reasonable decision to switch lenders and promptly provided updated information to the sales office. From that point forward, the process became increasingly difficult:
• My lender made repeated requests for required documentation with limited response
• He was instructed to pay over $300 for access to a portal, only to be informed 10 days later that the HOA management company had changed
• Additional time was required just to obtain correct contact information
• After paying again, the documents provided were still incomplete and required further action from the sales office
• Calls and emails frequently went unanswered unless the office needed something from me
At one point, I had to block my number simply to receive a response.
Rather than resolving these issues, responsibility was repeatedly shifted.
As a direct result of these delays and incomplete documentation, my loan was unable to proceed. When I requested the return of my earnest money based on these circumstances, I was initially told it would not be an issue.
However, I was later sent a document requiring me to sign a non-disclosure agreement restricting my ability to share my experience in order to receive my deposit.
That condition raises serious concerns about transparency and consumer fairness.
A home purchase should be a structured, professional, and good-faith process. Buyers should not have to chase basic documentation, incur repeated fees due to internal changes, or be asked to waive their right to speak about their experience.
I would strongly advise any prospective buyer to:
• Document every interaction
• Confirm all third-party relationships (such as HOA management) upfront
• Ensure responsiveness before proceeding financially
Based on my experience, additional escalation may be necessary to resolve outstanding matters.
You deserve to feel confident and supported during a major financial decision—not frustrated and disregarded.
Buying a townhome at Meridian Walk at Princeton has been one of our biggest mistakes, and our experience with Toll Brothers at this site has been extremely disappointing.
From the start, the design upgrades we carefully selected came with numerous flaws and missing items. Several features that were supposed to be included were either installed incorrectly or not installed at all. Instead of a smooth process, we had to conduct multiple, extremely detailed inspections ourselves just to catch issues that should never have been missed in the first place. Many of these problems were only addressed after repeated follow-ups, ultimately delaying our closing and causing unnecessary stress.
Communication has been another major issue. Emails often go unanswered for long periods, and getting clear, timely responses feels like a constant struggle. For a builder of Toll Brothers’ reputation, this lack of responsiveness is unacceptable.
Even after moving in, the problems did not stop. HOA-related complaints and concerns are not handled properly or in a timely manner, leaving homeowners frustrated and without resolution. There is very little accountability, and follow-through is poor.
Overall, the Toll Brothers name at this location feels meaningless. The experience has been far from “luxury” or “premium” and instead has been exhausting and disappointing. I would strongly urge potential buyers to do extensive research, inspect everything thoroughly, and think twice before committing to this community.

HOA FEES ARE COLLECTED, BUT HOA FAILS TO ENFORCE ITS OWN GOVERNING DOCUMENTS. Update: this was signed by Meridian Walk at Princeton sales representative on 12/21/2025.
DO NOT MOVE HERE unless you’re okay with your DEEDED, ASSIGNED, and NUMBERED parking spaces being taken by unauthorized vehicles — and the HOA does absolutely NOTHING about it!
Imagine coming home from work every day only to find your parking spot taken by someone else. It’s been 3 months since I first complained, and still, no solution or enforcement has been provided.
If having reliable, assigned parking matters to you, this community will disappoint you. The lack of action from management and the HOA is unacceptable.
