I’ve lived here for less than 2–3 weeks, and unfortunately my experience has already been very disappointing. I’m writing this review to share specific issues that new residents should be aware of before applying.
The heating system does not properly warm the unit. While the thermostat can be set up to 78, the heat does not adequately reach the bedroom, leaving the room consistently cold. This is a comfort and livability issue that should have been addressed before move-in.
The unit also did not appear to be properly prepared for a new tenant. The carpet was clearly not replaced, as there was a visible yellow stain present upon move-in. In addition, the kitchen cabinets have a strong, unpleasant odor that remains even after repeated cleaning. These are basic cleanliness and maintenance concerns.
There are also additional fees that were not clearly emphasized upfront, including charges for amenities such as the gym. The gym itself is very small and may not be useful to many residents, making the extra cost frustrating.
Overall, the condition of the apartment and the added fees do not match the rent being charged. I regret not reviewing previous tenant feedback before making this decision. Based on my experience so far, I would not recommend this property, and I do not plan to renew my lease once it ends. I hate it here ngl.

To Quail Ridge & Westminster Management: Thank you all for being so communicative, keeping us tenants informed/updated, and being proactive & attentive toward notices and requests that come across your desks/emails. This is a very, vastly different experience from my previous landlords, which have left me feeling left in the dark or to just worry about myself in the past. I am appreciative of the energy Quail Ridge / Westminster Management exert to maintain a transparent, compassionate, and professional contractual relationship with all of us.
To everyone else: Snow removal has been timely and effective, salting of walking paths is never an after-thought, maintenance exert care and finesse if you have something like a front door ornament or a doormat whenever they leaf blow and shovel snow. EVERYBODY is kind, nice, and a pleasure to talk to. I'd recommend friends to review open apartments here, and take a tour of the accomodations this complex has, simply due to the support the Maintenance and Management Teams provide each and every tenant of theirs.

Went to do a wellness check on family today 1/26. Half shovelled walkways. Staircases and 2nd and 3rd landings are not shoveled. I mean these services are included in the rent but they fail to perform these basic tasks. Unacceptable Quail Ridge and Mr. Jared Kushner
Update: Visited again today 1/29 and what a difference! Parking spots were cleared, salt was applied to landings and steps. Not sure why it took so long but at least it got done. Please be advised I am not a resident and this is my only complaint as someone who frequently visits family on this property.
Been here for a few years, here's my 2 cents;
Pros: It's a nice area to live in, not too far from anything. This town is a great place to be. The people in the complex are friendly or keep to themselves, typically things are very calm here. From spring to fall the grounds are well maintained. We have also never had issues with maintenance request times for what it's worth.
Cons: The place feels much more uncomfortable to live in since the new manager took their position. Hidden fees, putting bikes next to dumpsters with emails sent to everyone about it, passive aggressive emails about petty things, and more than one occasion where a warning about an "inspection" came after a maintenance crew member already barged into our apartment. Multiple inspections have taken place since the new manager took over, all in a short timeframe, and it doesn't make us feel comfortable having strangers come in and out on days and times they chose to with little to no warning. At least one inspection was when we weren't home, and that's pretty alarming. The kicker is the amenities here are paultry at best. Tennis courts nobody uses, a hidden basketball court, 2 small pools (provided one isn't closed down), a dog park, and a tiny gym. No residents lounges, no social activities (sans a few that, again, we were notified about as they were happening or not at all), and nothing making this place stand out. We also had an incident where my girlfriend slipped and fell in the parking lot days after a snowstorm because they never re-salted the sidewalks or parking lot after the snow had melted and re-froze. They did, however, send a passive aggressive email to residents blaming us for it with some half cooked excuse that, again, we hadn't been notified about prior to the storms. The new managment team seems to be trying too hard to make this place as un-livable for tenants as they can, and I don't know if I'll be signing another lease unless they make it worth my money to live here. This place was great to live in until a few months ago.
Editing in: They have gotten significantly worse with snow removal over the years, but this last storm takes the cake. The parking lot's were plowed, but plowed cars into their spots for days after the storm. People were taking salt and shovels from maintenance trucks to get their own cars out, I marched thru shin deep snow to express my activation to the manager. The response? A passive aggressive email about smoking with a foot note about plowing followed by an aggressive threat email to everyone about "property theft." Nobody would be taking shovels if the snow was delt with in a timely manner, instead people were stuck at home for a full day extra. To piggy back a comment someone else made no, they don't shovel off doormats and our walk way is still not fully safe. The sidewalks aren't salted regularly after storms and freeze over if they are shoveled
The mail man says it's because they hired a 3rd party to do the work, that crew never showed up but that still feels like a massive management failure imo. The new manager is a nice lady, but I also constantly find myself at odds with her over things that seem pretty obvious.
Absolutely not a good place to live for all the reasons everyone else has been saying. Also don't let those review averages get you. Not only is the Apartments.com rating average not accurate as the past 3 years this place has a 1.2star average there.
On here there seems to be some honest good reviews but a shocking number of no comment 5 star reviews. That the owner seems very happy about.
Now putting that into scope. All of the complaints seen in these low star reviews are valid. The forced cable package is now over $100. Amazing how good they are at negotiating for the tenant higher rates year over year when you don't see that elsewhere. Then they are also negotiating a large contract for that cable company and it's still more expensive then if you got your own. If only this wasn't forced onto the bill after the listing prices they show.
Let's say you ignore all the reviews and move here anyway.
Congrats! your kind of cleaned apt is now in your possession. You go to set up that pricey cable package and wait... only one of the two outlets work to install cable and internet. Easy, I'll just put in a maintenance request on this... that request will then be ignored and you will have to choose internet or cable but still pay the increasing prices.
So you deal with paying an arm and a leg just for internet... you come to renew your lease and... you look in shock as they are now asking 20%-30% more then last lease. What has change in that time? They painted the previously non-existent parking lines.
So you give them $3,600 more on the low end for parking lines.
Manny is also the most disrespectful manager i've ever had the displeasure of dealing with. Not only is he rude, and incredibly full of himself. He is either very uninformed on how apt pricing works or just straight face will say some crazy things to you.
Like how maintenance times should take weeks or months with very little communication.
How paid for amenities in the contract don't actually impact the pricing on units. Since we all know an in unit washer/dryer, and dishwashers don't impact the price of units. Right? That's what the average person believes. Non the less someone "working" as a property manager.
