  After some initial concerns and frustrations, I want to update my review. The owner personally came to address the issues we raised and took the time to listen and understand our concerns. Since then, they have been proactive in sending the appropriate people to correct the problems and ensure everything is being properly handled. I truly appreciate the direct communication and the effort being made to make the remainder of our stay comfortable and pleasant. It makes a big difference when concerns are acknowledged and acted upon. Thank you for taking the time to make it right.

  If you need to get to work before 9 am do not live here!! They built too many units and not enough parking. Parking has been an issue since day 1. Management allows other residents to block in your garage EVERY SINGLE NIGHT. Been waiting to post to see if it gets better but sadly only getting worse. Poor planning & poor management.

  The Franklin Marlboro is a great place to live. The community is well maintained, the atmosphere is welcoming, and it truly feels like home. The location is convenient and everything you need is close by. Highly recommend!

  Late-night snow removal has become a recurring and unacceptable issue at this property. Once again, at 12:45 AM, heavy equipment was operating directly outside our unit, waking both my toddler and me. This is especially frustrating because management previously assured us this exact situation would not happen again and that the vendor would be addressed. Unfortunately, nothing has changed. The walls in our apartment offer very little sound insulation, so the noise from heavy machinery is extremely disruptive. For families with young children, this kind of poor scheduling is not reasonable and shows a lack of consideration for residents. Given the amount residents pay to live here, better planning and follow-through should be expected. This is not Adoni’s first property, and issues like this should be managed with far more professionalism and oversight. At this point, it feels like a pattern rather than an isolated incident. Prospective renters—especially families—should be aware of the repeated late-night disturbances and the lack of meaningful resolution despite prior assurances Update: I am updating my previous review because, unfortunately, the ongoing snow removal noise issue has still not been resolved. This is now the third time we have had to raise a concern. The snow removal had stopped for multiple hours during the day, which led us to believe the were done, However, it has now started again at 8:00 p.m. — right during bedtime for our child. Each time the equipment comes through, it genuinely feels like an earthquake in our apartment. The constant beeping from trucks backing up echoes throughout the building and is completely disruptive. It is impossible to relax, wind down, or get children to sleep when this is happening. At this point, it is difficult not to feel that this is either a budgeting issue or that resident concerns are simply not being taken seriously. We have tried to address this directly and respectfully multiple times, but there has been no meaningful resolution. I truly hope management steps up, takes ownership of this, and finds a reasonable solution. Residents deserve to feel comfortable in their homes, especially during nighttime hours.

  Units are nice but this place is a total mess when it comes to operations. It’s 3am and heavy machinery is loudly shaking all the units to clear snow. Read a prior review as this has happened before. I understand the desire to clear the pavement before commuting hours, but it’s a national holiday today (MLK Day) and seems unnecessary to wake everyone up at 3am, including our infant. If you’re a family, definitely stay away from this community. We thought we’d be getting quiet here - just feels like we’re back in the city. Also parking is an absolute nightmare. Many residents have multiple cars leading to a shortage of spots and some parking in fire lines, blocking dumpsters, or just taking up handicap or EV spots. Management is clearly struggling to run this place and not what you’d expect for “luxury” community.
