  It’s 2 a.m and construction machines are scraping bare pavement causing extreme noise and literally shaking our home. There is barely any snow. This is reckless, disruptive, and completely disrespectful to residents who are trying to sleep. STOP.

  Great experience at the Franklin Marlboro luxury apartments. The community is beautiful and well-maintained, Alec and AJ were extremely helpful, knowledgeable, and made the process smooth from start to finish. Thanks to them, I found exactly what I was looking for. Highly recommend.

  I really enjoyed living at The Franklin in Marlboro — it was truly a great experience from start to finish. The community is friendly, and the neighbors were always pleasant. Working with Arthur and Alec was especially wonderful; the process was smooth, and I appreciated being able to build a genuine relationship with both of them. They’re really great guys who care about the residents. I absolutely loved my townhouse. During the first week I could hear some cars at night since my unit faced the main street, but I quickly adjusted and it honestly never bothered me after that. I slept peacefully every night. For those who prefer less exposure to street noise, there are plenty of townhouse options further inside the complex that are set away from the main road — but even then, the street isn’t overly busy. The kitchen and large windows were some of my favorite features. The appliances were all in excellent condition — everything worked perfectly. Noise between units was also minimal; I never heard anything through the walls, and the only occasional sounds were small, random moments like a neighbor walking down the stairs — nothing frequent or disruptive. I also loved using the clubhouse. It made the summer months so much fun with the pool and ping pong table, and the gym and TV area were great for relaxing and watching movies. I used the clubhouse often for work and business online meetings, and it was such a convenient and comfortable space. Overall, I had a fantastic experience living at The Franklin and would highly recommend it to anyone considering the community.

  Pretty sure their existing reviews are made up so heres an honest one… Good luck parking. And good luck sleeping through the night with their paper thin line walls. You really hear it ALL. Parking is awful, Fortunately they’re aware of their own failures and never enforce their “two” space parking policy so it’s a free for all. You can even use the handicap/electric spaces bc if they don’t care why should you?! They log everyone’s plates when applying but what’s the point if you’re not enforcing the vehicles in the lot? Clubhouse is solid (when things work) but I stopped caring after the first few times I went. If you move in next to a planned construction unit/complex be prepared to deal with the obnoxious racket for 7-8 months (Don’t believe ANYTHING they tell you about noise levels or time frame of construction!) Developers are complete amateurs and cheap out on the builds so make sure the unit you rent is CLEANED AND PRESENTABLE BEFORE you move in. I didn’t and they fixed nothing. Never even followed up on my complaints. I don’t expect real “luxury” as they claim but for a self-proclaimed luxury facility I genuinely wonder what the owner’s drug test looked like because it’s the furthest thing from luxury, feel like they need a refresher course in NJ consumer fraud laws. Insulation is abysmal, what you will pay in energy bills to keep the temperature comfortable is insane and I genuinely question the ethics of the inspector who approved their state mandated/commercial insulations standards because I highly doubt it was done without duress. New Jersey is a slaughterhouse when it comes to renting commercial residences and this place certainly reminds you of that. Mind you, this is a company who has roughly 6 projects under their belt and being this far into their experience should tell you all you need to know about the circus these developers are. “Fake nice” is how I would summarize the brand as a slogan. On the bright side the mini golf is fun. Even if get a golf ball sized dent in your car. Because you kind of stop caring when you live here.
