    Having lived at the Blair House since 2020, I have experienced several building managers who unfortunately struggled with communication and professionalism. Since Robert Hernandez became our building manager, the difference has been exceptional and immediately noticeable. From day one, Robert has delivered clear, proactive, and consistent communication. He responds quickly to questions and concerns, offering thoughtful solutions, explanations, and follow-up. His professionalism and reliability have helped create a greater sense of trust and community among residents. Robert’s dedication and service-oriented approach set a new standard for building management at The Blair House.

    Matthew Jankowski and Patrick Ryan were the worst property managers I have dealt with since owning this property for 14 1/2 years. The company is completely dysfunctional. They do not return calls. They are unprofessional and they know nothing about the Davis Stirling act and they constantly violate laws. They have disclose confidential information which is unlawful and are creating a property that’s losing value excessively due to the lack of maintenance and oversight.

    Responses feel almost non-existent. After 6+ months of finally getting someone over here to fix our leak in our living room, their contracting company did a super rushed job on our veranda and we STILL have a leak and issue with it. I have brought this up on multiple occasions so far (both in the town square app and email) over the last 2.5 weeks, so please don’t comment with a sorry generic response, ‘please contact us via email’, I ALREADY HAVE but it takes you 48+ hours to respond to urgent matters. I’m not sure what the point is of paying the HOA fee if I get absolutely NOTHING or something done so shoddy that we have to now do it twice. I also have to take off work to do these things as well but I think they could care less. I am definitely bringing my grievances to the board since we used to have an amazing property management company. Not sure why we changed. Also read Reddit reviews on you guys and you’re a factory just focused on making $$ and your reviews there were less than stellar.

    Our previous Associa manager quit a few months ago without so much as a word after shareholders in our co-op had enough of unsolved issues and were getting aggressive. I mean like physically aggressive - it was sooo bad. We had an interim manager for a few months and then they hired a new manager. Problems continued without any solution related to an influx of dogs on our property, both from dog owners in the complex and people bringing them on our property from outside thinking we are the new dog park in town. Things got worse with dogs running loose on 100 foot leashes or no leash at all. Then we started getting dog attacks on shareholders or residents. And we have been dog-free for over 50 years with no problems!. We started getting fined by the Health Dept. for leaving dog feces and urine all over the place at Horizon House, (Fort Lee, NJ) including in the buildings (we are a 6 building complex) and on the sidewalks. Our values are plummeting and our reputation is in the toilet. Rules and dog fees were suspended by board members who do not even live on the property and are dog fanatics, and none were established for months, and no fees are assessed on dog owners to help defray the costs. Even the number of dogs allowed per unit was doubled to 2. Dogs are allowed as pets, no ESA designations are required. No one with a service dog could live in a place like that. Now the rules are not enforced and dogs urinate all over our property including in front of the entrance to our main lobby. Dogs still use the passenger elevators that are off limits, and sometimes the stench is overwhelming. Circular puddles are all over the place - our sidewalks, rock displays, gardens, carpets, and elevators. When dog s...t is disposed of in the mail room, you can't pick up your mail without holding your nose. Associa's new manager here, Ivan Cardona, has not been addressing complaints about rules violations that occur on a daily basis. I'm not saying as Ivan is terrible, but Associa sure doesn't have a clue. The board finally realized we need dog rules to be followed but Associa still does nothing to enforce them, ignoring our own board for goodness sakes. Ivan gets photos weekly of how our dog rules are not followed but ignores them. This laissez faire attitude has even led to dog abuse that has some of use really upset to have to see that. Finally had to file a Reasonable Accommodation request with the state because of managerial negligence and health issues. Now we hear our monthly fees are going up by almost $500/month in some units. They can't even give away penthouse units for $10, the monthly fees are so high. You have to make like $300-400K a year to afford that apartment even if they give it to you for free, as that costs like 7-10k/month with no mortgage. And they just ratified a 230 million dollar 30 years improvement plan based on a "study". Can you imagine the new buyers moving in here over the last year, and then finding out they get stuck with about a 1/4 billion dollar bill? I am afraid I have to give Associa an E for effort and lack of rule enforcement - at least when it comes to dogs. A 1 star rating is generous given the circumstances. I do hope Associa can get its act together here. They have such good potential. Maybe they will if people keep writing reviews like this. In the meanwhile, it's Caveat emptor and a 1 for starters.
