AVOID THIS PROPERTY — SERIOUS CONCERNS
Before explaining my experience, I want to point out something very important: instead of addressing recurring complaints, management appears to be flooding their website with sudden, overly positive reviews, especially about maintenance. This is a major red flag and likely an attempt to bury negative feedback. Please read reviews carefully and look for patterns.
1. Management & Leasing Office
From the start, the leasing experience has been extremely poor. For over two months, a $250–$500 move-in fee that was supposed to be waived has still not been removed, and every time I ask, I’m simply told to “ignore it,” which feels like a setup for unexpected charges later.
A few additional observations:
- Staff frequently stay inside the clubhouse on their phones rather than addressing residents.
- When I picked up my keys, one employee was on FaceTime while completing my paperwork.
- My apartment patio wasn’t cleaned, and a dead bird was left there even after they said maintenance would remove it.
- I once stood outside the leasing office and called them. They looked at the phone ringing and did not answer.
- Residents still haven’t been given the proper trash bins, so bags are left piled outside doors despite threats of fines.
- There are numerous hidden fees that are not made clear upfront.
- If this hadn’t been an emergency, last-minute move-in situation, I would not have chosen this building.
2. Maintenance
To be fair, I haven’t had to submit a maintenance request yet, so I can’t fully judge their response time. However:
- The sudden wave of glowing maintenance reviews seems questionable.
- Trash and debris in one of the courtyards has been sitting untouched for 2–4 weeks.
- Routine cleanliness and attention to shared spaces appear inconsistent.
3. Noise
The noise level here is a major problem. The walls and ceilings are extremely thin, there seems to be little or no insulation.
- You can hear every footstep, vibration, and bass notes (Music) from neighbors.
- During a small mounting project (Putting a TV UP), I noticed the shared “fire wall” had no insulation, raising safety concerns.
- Quiet hours are not enforced — neighbors above regularly have loud music and children running around late at night.
- The lease says to contact maintenance for noise issues, but maintenance says they “don’t handle that,” leaving residents stuck.
- I don’t mind normal daytime noise, but when you’re up early for work, dealing with constant late-night disturbances becomes a serious issue.
4. Safety Concerns
Safety across the property is troubling:
- Multiple fire doors are loose or simply unlocked without needing the key tag or app.
- Residents have reported break-ins, including one involving a mother and daughter roughly six months ago. Rather than taking responsibility, management reportedly told them to pay a lease-break fee.
- Security concerns raised by residents seem to go unaddressed.
- These issues are not isolated, many similar reviews are being pushed down by new, overly positive fake ones.
Final Thoughts
This community has significant management, noise, and safety issues. After everything I’ve seen and experienced, I will be leaving as soon as possible.
