1) The rent is too high. Someone told me it was impossible to find a place under $2,000 near Dartmouth. But I’ve now found a similarly sized apartment (2B1B) for just $1,500 per month.
2) The electricity bill was abnormally high. I hardly used any electricity since I spent most of my time at school, yet I had to pay over $100 per month. After moving to a new place, my electricity bill dropped to under $50 a month.
3) There was dog poop everywhere.
4) Poor management and rude staff.
Lived here for 2+ years. After leaving, they charged me a late fee (which I was not late) and sent my security deposit minus the fee. I deposit the check in my bank, a few days later the check bounces and I'm negative -$1000 in my account causing harm financially.
No communication, does not pick up the phone, no explination. Would never rent from a company that does business like that. I still have not recived my money and they still owe me money to this day.
Long story short, decent apartments, quiet community but terrible management that does not communicate and bounces checks.
Update (Oct 5, 2025): I moved out in late August 2025. The original security-deposit check the property issued was returned unpaid, which pushed my account about –$1,000 and caused fees. Management later said they reissued the check and that a computer error caused a late fee (which they said was credited back).
As of today, I still haven’t received the replacement check or reimbursement for the bank fees. I’ll happily update this review once the full deposit and fees are resolved. Nice, quiet apartments—but communication and follow-through from management have been poor.
For visiting scholars and F1/J1 students on OPT (especially those working as volunteer research assistants): DO NOT apply for Stone Farm Apartments.
TL;DR
• Not responsive – They rarely reply to emails or return phone calls until after you pay the deposit.
• Unrealistic income requirements – They only accept paystubs or a job offer letter, requiring 3x the rent in monthly income or a U.S. guarantor earning 5x the rent.
• Unprofessional communication – Their emails are poorly written, and they lack transparency about policies before you apply.

My Experience
• I graduated from the University of Michigan, and used recent bank statements to show I could cover rent despite not having current income.
• However, Stone Farm does not accept bank statements as proof of income. They insisted on either paystubs or a job offer letter.
• For my case (visiting scholar with no income), I clearly do not qualify, and I doubt even most PhD students or postdocs would meet their income standards.

Unreasonable Requirements
• They require:
• Monthly income = 3x rent (around $7,545/month), or
• A U.S. guarantor making 5x rent (around $12,575/month after tax).
• These conditions were never mentioned in their application materials. Anyone applying should be aware of these hidden rules.

Lack of Professionalism
• They only responded after I paid a $535 deposit.
• Before that, I emailed multiple times, called, and left voice messages, but received no response.
• After finally getting in touch, I had a 40-minute argument with the manager, who just repeated the policy and offered no real help.
• Their poor communication and lack of transparency make the entire process frustrating and uncomfortable.

Conclusion:
I do not recommend applying for Stone Farm Apartments. The process is stressful, unprofessional, and not suitable for visiting scholars, OPT students, or anyone without a high, verifiable income.

Management does not appear to prioritize preventative maintenance. In the two years I lived there almost everything broke: trim, doors, fridge, dish washer, water heater, and furnace. I was without heat for 10 days in the middle of January and there was little to no communication between myself and Stone Farms in regards to the work being done.

I cannot in good conscience recommend Stone Farm Apartments or the management company behind it. My experience has been nothing short of infuriating, disrespectful, and wildly unprofessional.
After submitting a rental application (only due to the staff member telling me that was the only way to see all available apartments), application fee and a holding fee, we were approved for a unit. We were assured by a Stone Farm representative that we would be able to tour the unit before signing a lease. We went on the tour and was assured by the Leasing Office Staff - once again - that we were okay to let them know our decision AFTER the tour. We did just that - and we let them know we would not be moving forward, and expect ted to get holding fee back (as that is what the STAFF MEMBER told us). We asked multiple times and were continually ignored or misled. Our questions and follow-ups went unanswered - and still are unanswered I have yet to receive a response from my numerous emails to stone farm and Briarcliff. We were left in the dark—while they held our money and made it impossible to make an informed decision.
This is NOT how you treat people looking to make a home. Their process is misleading at best, and exploitative at worst. If this is how they treat applicants, I can only imagine how they treat their tenants.
This was by far the most unprofessional experience I’ve ever had. Save yourself the time, stress, and money—look elsewhere.

That is not true - it was an hour after the tour that we emailed you, something that your staff said was okay - It was NOT 24 hours after the tour let's make that clear. I have all of the emails to prove this and that your staff advised me to make the decisions that I did. And considering all my emails over the past week and half have gone unanswered I don't really believe you are "happy to help". I find it interesting that you reply to a public review but not my numerous emails asking for an explanation.
