I don’t even want to give this place a one star review but unfortunately can’t do zero stars. My boyfriend and I have lived here for almost 18 months now and this place is a joke. While I was pregnant with our son I discovered black mold growing on our wall by our dishwasher and around our washer because anytime the washer was used (whether the dishwasher was going at the same time or not) it would leak water everywhere. It took almost a month for them to come out and do anything when all they did was remove the bottom half of the wall and put in a new washer, which didn’t solve our problem (it still leaks!!!). We also have water damage on our living room ceiling from the tenants above us that just gets worse as the weeks go by and maintenance hasn’t been out to even look at it even after we put in a request. There’s never any parking spots because people who live in other buildings park in front of our building causing us to park at least 3-4 buildings away. The neighbors are extremely nosy!! We have caught several different people putting their ears against our door or just standing outside our door for uncomfortable amounts of time. Not to mention the lock on the outside of our building has been broken for months now and half the time you can’t even get the door to open. Also, ever since around July or August of this year they added a $30 service charge on their resident portal app where you pay your rent!! That’s $360 a year in just service fees!!!! Lionshead is a JOKE!!

If I could rate these apartments a zero, I would. I visit my boyfriend very often, almost daily. When I come into his building to visit, the building door that should be locked and secured is NOT! Nor does it open fully! The floors have stains and the building has an odor.
My boyfriend has continuously complained about having a mouse problem and ant issues. All they did was give him some cheap traps that didn’t do anything. This is just some of the things I’ve seen, I could go on. But as a visitor, this is disgraceful behavior on LionsHead and Richdale.
LionsHead, please don’t comment on my review with a condescending comment about how you strive for your tenants and blah blah blah because obviously from the prior reviews from mine, you don’t. Also, stop giving out Little Caesar’s pizza. That’s cheap.

Sad to hear these bad reviews as I lived in Lionshead many years ago. Like when they first opened. I lived in a 1bdrm, then transferred to a 2bdrm. Both were really nice & I loved living there. ! Management was very on top of things. (I believe her name was Gina) I Moved out of state so I had to leave. Again, sad to see these negative reviews & the pics. It was such a beautiful, well taken care of property.

I'm literally only writing a review because I'm so shocked that this place made "Best of Omaha" again. My husband and I used to live in these apartments and I'm just going to give the spark notes of our experience:
1. My husband's car was stolen here, not directly on Lionshead but it wasn't a safe area as there was also tons of theft happening from people's patios and their packages.
2. We had SIX gas leaks. MUD would come out, explicitly say the furnace needed to be replaced asap, but would patch it per Lionshead instructions and then we were told to go back. Every time we were cleared, we got a second opinion from a professional and were told it was not safe. That literally could've killed us. We had to find alternative housing over and over and they covered nothing.
3. We complained about a sewage smell in the only bathroom for months. The few times maintenance would come, we were told everything was fine. Finally they sent a real plumber and found a massing pipe burst within the walls. We were evacuated for renovations and never got to move back in.
4. We were placed in temporary housing (other property units) and the first was so disgusting, the lock was broken and the sliding door wasn't locked (on the bottom floor). We asked to be moved again for our safety.
5. The entire place was dirty and falling apart. There was always something breaking, and it was impossible to get maintenance to show up for anything.
There's much more but it would be too long. I ignored the bad reviews because they made "best of Omaha" .... worst decision ever. It was so bad that we had to end our lease early as they didn't have a permanent solution for our unit and honestly, that was the best thing that could've happened. It was expensive but getting to leave that place early was amazing. We have since moved to another apartment, not managed by Richdale, and are so happy and impressed that we will not be moving again until we move to a house. And we pay about the same and are in the same general part of town. THERE ARE BETTER OPTIONS! :)
