Living here has reached a point where it’s not just annoying — it’s actually exhausting. I’ve lived in apartments before, and nothing even comes close to how poorly this place is run. The management here isn’t just unhelpful; they’re flat-out incapable of doing the basic things required to run a building.
The leasing office is honestly the root of most of the chaos. Every single woman in that office gives off the same energy: polite for the first 30 seconds, and then completely useless once you actually need anything handled. Emails? Ignored. RentCafe messages? Ignored. Follow-ups? Don’t even dream of it. It’s like they disappear the moment you walk out the door. There’s zero communication, zero accountability, and zero urgency for anything. It feels like they show up, sit behind the desk, and hope no one asks them to do actual work. None of them should be managing a property of this size or price.
The building itself has constant problems that somehow never get addressed. False fire alarms that shake the walls, WiFi outages that last half a day, elevators that break every other week, packages scattered everywhere with no system — it’s like every part of this place is stuck in a loop of “almost fixed” but never actually fixed. Maintenance and construction? Barely worth mentioning because everything feels halfway done and permanently temporary.
But the parking situation is honestly what sends people over the edge. It makes absolutely no sense. You’re forced to drive all the way up the garage every single time you come home because the first floors are either blocked off, used for city parking, or saved for people paying extra. Meanwhile, the floors we’re actually allowed to use are cramped, chaotic, and so tight you’re basically guaranteed a scratch or door ding. The gates constantly break, the mirrors are always smashed, and some neighbors drive like they’re auditioning for a demolition derby. It shouldn’t be this stressful just to park your car at the place you pay thousands to live in.
Amenities feel like a joke at this point. A building charging this much shuts off the coffee machine at night? And the only place to watch concerts requires a $700+ rental fee? Nothing that’s supposed to be a “perk” actually benefits the people who live here long-term.
The biggest problem is the pattern: things break, management ignores it, residents deal with it, and nothing changes. Month after month. That’s why the frustration is real — not because of one issue, but because of how consistently this place fails to function the way it’s supposed to.
Unfortunately, my experience here has been defined far more by issues than by anything positive. This apartment complex excels at one thing: letting its residents down.
Simple maintenance requests are ignored or postponed indefinitely. Expect to have requests in for months on end without being addressed and no explanation for the delays.
I have requested information by email and rent cafe messages many times but all emails and messages are completely ignored. Simple issues become much more frustrating when all attempts at communication are ignored by leasing staff. I am not exaggerating when I say ALL online questions or requests by email or message are ignored entirely once you move in.
Extremely loud false fire alarms every month or so. WiFi outages ranging from several hours up to a full day every 2-3 weeks. Elevators are breaking down weekly including leaving people stuck inside. No organization or security of packages.
Mandatory monthly valet trash charge despite every floor of both buildings having an indoor trash chute. Community event planning team seems to have been entirely eliminated. The remaining events have clearly had a large budget cut. Community bathrooms are routinely out of soap or paper towels. Gym TVs have not had a working remote for over 2 years. Luggage carts are all broken and have stayed broken for over a year and counting.
Shockingly poor quality of construction for what is marketed and priced as a “luxury”apartment. Poorly painted lines, shower grout never finished, paint speckles and streaks where it doesn’t belong, warped cabinets. many pieces throughout are very obviously tilted or misaligned etc.
Leasing staff are generally nice in person but if the issue can’t be fixed right at that moment there is never any follow up, e.g. “Hey we are hoping to have xyz be fixed” “great I’ll call you tomorrow with more information!.” The call never happens. Every issue is like this. The only way to get anything done is to go in person to talk over and over until an issue is resolved. Don’t bother trying to get anything done any other way. I have been particularly disappointed with Nesheeka but the experience is generally the same no matter who you deal with.
Parking requires going up a 7 floor parking deck with the 1st floor used as general paid city parking, oversized vehicles, and limited guest parking. 2nd floor always empty even during sold out concerts. Third floor is reserved for those who pay an additional monthly fee on top of the monthly parking fee. So 4-7 floors driving every time you come and go. Very limited and difficult to use monthly minutes allowance guest parking system. Door dings and scrapes regularly occur in the parking deck due to the very tight spaces and corners. Garage gates and mirrors are broken much more often than they are working.
No shared area in the entire complex to view concerts. “The Perch” is a paid rental event space and not a community amenity. Prices to rent it for one night go up to $750. This is the only way possible to view a concert if you do not have a unit directly facing the stage.
Community coffee machine amenity gets electronically disabled during the hours when the leasing staff is not working. Prices to live here go up to $5000/month and they disable the coffee machine at night to save a few bucks.
Living here is exhausting. Consider that the majority of the positive reviews are from people who have only toured this community, or have very recently moved in. This complex has been fully built for over 2 years now yet things only seem to be getting worse. I am not sure if these issues are due to a lack of funding from Kettler or just poor management, but I would not recommend anyone to sign a lease with the Metropolitan.

The frequency of internet outages has increased a lot over the past year (7 this year, 4 of them being in the last 2 months), and the response/fix time has been getting steadily worse each time. I don’t understand how both metropolitan and whitesky consider 24+ hour response times to outages that are affecting hundreds of people an acceptable solution. It is clear that there is not being work done proactively to improve the internet issues which is very frustrating as the outages affect many residents’ work schedules. Unless you don’t mind getting a second internet service on top of the required $70/month internet fee, I would not recommend moving here.

It's been 6 months trying to get our deposit back. They filled out the check incorrectly the first time. And never mailed out a corrected one. They've stopped returning my calls. I've called the management company, Kettler, too. I've left multiple messages and sent emails.

I really hate writing negative reviews, I honestly cannot remember the last time I have.
We are charged a non negotiable $70 internet fee and the internet is regularly out for hours at a time (12 hours and counting for today’s outage). We are not allowed to choose our own provider, a lot of residents work from home and have to waste PTO due to the constant issues. When it is out, half the time we get an update email, half the time we don’t. I need the emails because my job is starting to lose trust in me due to how often it is. The phone number to the office often does not work and it leaves you on a loop with the phone menu. This just leads to a breakdown in communication which makes every issue worse.
We have false fire alarms multiple times per month day and night. We just stay inside at this point, which is obviously not the safest. I have had to let firefighters in past the key fob entry points and show them the riser room, which isn’t reassuring. They disclosed the property management team has not supplied them with the proper resources.
The parking garage is so bad, both my boyfriend and I’s cars have been damaged multiple times between door dings, people backing into them, and speeding around the corners. Thankfully there are cameras so we have been able to get major damages covered by insurance. My boyfriend now takes the extra time to drive all the way to the top just to avoid getting any more damage to his car. The first two floors and usually just left vacant unless there is a concert, partially due to continued issues with guest parking. The voucher codes we get are very unreliable and the passes at the office are only available during office hours which limits visits. Guests can’t park during concerts. The gates also are terrible to use and you have to back in and out multiple times to get them to open.
The elevators are broken weirdly often as are the key fob scanners for entry. The package room system has been broken for months and the door is just open 24/7 now, which I prefer to the old system of not being able to access packages unless someone was at the front desk. I wish the package code system could work, or the remote door access from the app, as I have had multiple missing packages.
I used to love the coffee machine years ago. Then they took away cups after 6PM, to be “eco friendly” (but the cups were still out during the leasing tour hours). Now they just shut down the whole machine if the leasing staff isn’t there. I really liked grabbing a hot chocolate before a walk at night in fall/winter, but that joy has been removed assumably to cut costs. This is marketed as a luxury apartment complex.
The building and units themselves are very cheaply built. This isn’t a management issue, but it’s pretty surprising how rough some of the finishes are. We run the bathroom fan every time we shower and our vanity cabinets white fronts are bubbling, the trim is rotting around the shower, and the drawer handles paint is chipping off. We had a pipe burst behind our kitchen wall within two years of living here. The management and maintenance teams took care of it but we had to move out for a month. You can hear everything upstairs, even just dogs walking around. All my guests have commented on how bad the soundproofing is.
Lastly, a lot of things are left very dirty. Stairwells, hallways, elevators, and common areas other than the lobby don’t seem to be cleaned/restocked regularly. The gym is out of sanitizing wipes a lot, the bathrooms will be out of soap and paper towels, there won’t be any toilet paper, trash cans are full, etc. There is also regularly pet waste in the building (perhaps consider installing some waste bag/wipe dispensers in the elevators or common areas) Emails are sent out about this, but it keep happening.
There is a lot of staff turnover which I don’t think helps things. I don’t have all the answers, but there are a lot of improvements that could be made. The location and view are beautiful and truly the best in Wilmington, which is why I stay.
