    It has been 14 months since we closed on our home with Ryan Homes, and the experience has been delightful. The build quality is solid, and the location is fantastic. While we haven't had any major issues, the few minor warranty items that did arise were handled promptly. A special thanks to the onsite warranty manager, Warren, who was incredibly responsive and professional in taking care of everything during our first 12 months. We couldn't be happier with our decision.

    If you are considering Ryan Homes at Harper’s Glen understand this upfront you will be on your own when serious construction defects arise and you should be prepared to fight for even the most basic fixes. My home has significant drainage and grading issues. Multiple uphill neighboring lots drain into my backyard where water consistently ponds beneath the sod and turns the yard into mud. The surface grading is insufficient and despite repeated regrading attempts the problem persists. The yard remains unusable after rain with standing water erosion risk and mosquito issues. The most alarming part is not the defect itself it is Ryan Homes response. The warranty team repeatedly insists the condition is within their standard even though water continues to pool and the design clearly fails in real world conditions. At one point the warranty team even dismissed homeowner concerns by stating the neighborhood was "bitching and moaning" about issues; an incredibly unprofessional and telling response. After escalating to management nothing meaningfully changed. There was no urgency no ownership and no accountability. Instead I was told that a proper solution such as a subsurface drain would be considered only as a last resort despite surface grading already having failed multiple times. To get anywhere I have been forced to involve the Town and County obtain subdivision grading and stormwater plans myself seek independent licensed civil engineers and prepare for potential legal escalation. All of this just to justify a fix that should have been addressed proactively by the builder. Ryan Homes markets themselves as a national builder with experience but when real construction issues arise that experience seems to vanish. Their warranty process appears designed to delay deflect and wear homeowners down rather than resolve defects correctly. If you value your time money and peace of mind or expect a builder to stand behind their work think very carefully before buying here. They will likely respond publicly to this review with a generic message along the lines of “please reach out to our customer care team so we can help resolve this issue.” That response is purely for optics. Behind the scenes, their approach has consistently been to delay, deflect, and implement the cheapest possible mitigation, not the correct engineering solution. In my case, surface regrading has repeatedly failed, and the obvious fix is subsurface drainage such as a French drain, yet that option is intentionally treated as a last resort rather than addressed properly. Because of this experience, my next steps include escalating this issue through local news and social media outlets to raise broader awareness and help prevent future homeowners from making the same mistake.

    We are very happy with our experience, our project manager (Will) provided weekly updates as the home was being built and answered all of our questions in a timely manner. The warranty team has been very helpful and timely when we’ve submitted a ticket. Additionally, Travis & Harrison, have provided helpful insight regarding sidewalks that were incomplete in various spots of the completed community. They provided clear communication with us and provided updates when the sidewalks would be completed.
