I had the easiest yet comprehensive move in experience in last 10 years. Current manager is generous, informative, on time and considerate of lifes' foibles when moving to a new place. I recommend this gated community in this insufferable climate of partisan people and ideas flouted from cruel people country-wide.

I've been here 2 weeks. It's damn near impossible to get someone to answer the phone in the office or return an email. The stairwells are FILTHY. Food & trash on the steps. I walk over french fries, empty soda cans and empty potato chip bags daily. We do NOT have SECURED parking as advertised. Due to enormous complaints of key fobs NOT working...there is now a gate left opened 24/7. My fob doesn't work on the gates either. My mailbox keys didn't work when I moved in. The carpet in my bedroom was hideous, and was "crunchy" to walk on. After back and forth conversation in the office about my dissatisfaction pertaining to the carpet, luckily the head of maintenance walked in by fate and said he would replace it and did so promptly the next morning. The office's remedy was to re-shampoo, and seemed reluctant to even do that. My reply was: "This can't be the standard here." The gym is out of water/hand wipes most mornings. NO toilet paper in the bathroom most mornings. One of the crash bars in the stairwell off the maintenance shop is missing hardware, and hanging off. I've noticed several tenants outside decks paint peeling off. Looks tacky...NOT luxurious. There is an OBVIOUS abandoned car on the 5th level parking deck. 6th level also. Both occupying parking spots. Level 3 sign is missing at entry door in the parking deck. I spoke with a resident who has been here THREE years, and said he has taken pictures and called the office several times about the car on the 5th floor and is ignored, as I have been also. I've taken a photo as well, and sent to the office. The email was ignored. I've walked by the same trash can 3 mornings in a row outside the pool area, and it's overflowing on the ground. In my hallway you can write your name on the baseboards because they haven't been cleaned in God knows how long! This is NOT luxury living!! On a positive note...Maintenance team is stellar and appreciated for work done inside my apartment in a timely manner. Attached is a photo of how my inside front door frame looked when I moved in day one. It appears a dog tried to chew his way out. Their solution. Paint over it. Pic 4: My deck area upon move in. Pics 5 & 6. Abandoned car. Pic 7- Missing 3rd floor parking deck elevator identifier. Pic 8: Baseboard outside my inside door and hallway. Pic 9: My wall outside my front door. This is a recurring theme throughout the bldg. Pic 10: Trash in stairwell that has been there 2 months and counting. Pic 11: Inside carpet by elevator. 2 months and counting. Pic 12: Self explanatory. Pic: 13 & 14: ANOTHER abandoned car. It has been here for the whole 2 months I’ve been here and counting. Pic 15: French fries in stairwell that have been here for 2 months and counting. ALL these issues have been brought to the property manager's attention and ONLY one has been addressed: The abandon car on Level 5. The abandoned car on Level 6 is still there as of 8/19/25. Along with empty potato chip bags and french fries on the stairwell steps, also as of 8/19/25. The ceiling fan was replaced in my bedroom, (WRONG size btw), and a wire was left exposed. Pic-16 for reference. Pic 17,18 &19 is resident breezeway walked through daily. The water dispenser in the gym has been missing for approximately 4 weeks. When I asked the front office about it… Their response: “Someone stole it”. Smh. Also, as someone has already reviewed and posted, rocks are used to prop doors open continuously allowing anyone/everyone access to the building.

Absolutely terrible experience — feels like a scam.
I applied for an apartment here a week and a half ago and paid a $325 fee. I was told I would receive a decision within 48 hours. It’s been over 10 days — no one answers the phone, they keep declining calls, and I haven’t received a single email update.
No communication, no professionalism, no respect for applicants’ time or money. This is unacceptable. I still have no idea if they even reviewed my application.
Save yourself the stress — this place feels like a complete scam.

The leasing staff was so warm and welcoming! The office was busy when I came to pick up my keys and even the maintenance crew checked in to make sure I was okay. The move in process was very smooth and the property is absolutely beautiful. Looking forward to becoming a new resident here at The Tribute!
