Living at this apartment complex was so hostile that I ultimately broke my lease simply to escape the constant harassment. From early on, management engaged in repeated, unnecessary emails and phone calls over minor or questionable issues, creating an intimidating environment rather than a professionally managed community.
The property manager routinely spoke to residents in a rude, condescending, and dismissive manner. Communication was demeaning and aggressive, with little interest in resolution—only control.
The behavior of the grounds and maintenance crews crossed well beyond acceptable boundaries. Their presence felt invasive, and it was evident they were monitoring residents and guests and reporting back to management. I received phone calls while my guests were still present, accusing them of smoking, questioning where they parked, or commenting on their vehicles. Guests were treated with suspicion and disrespect, making normal social visits stressful and uncomfortable.
Most alarming, I was sent photographs of items outside my door, clearly taken by staff walking the property to document and report residents. This went far beyond routine oversight and felt like active surveillance, destroying any sense of privacy or peace in my own home.
After moving out, the financial misconduct continued. My entire security deposit was withheld, and I was then billed an additional $2,000 in alleged maintenance charges that were poorly explained and unjustified. Despite having paid a pet deposit prior to moving in, I was charged again at move-out for the “presence of an animal,” effectively being double-charged.
This complex operates through intimidation, invasive monitoring, and questionable financial practices. The environment was so oppressive that I chose to break my lease rather than continue living under constant scrutiny. Anyone considering this property should keep looking else where! It’s not worth the headache and financial drain.
I’ve lived here for six years. The first few years were genuinely great—quiet, respectful, and well-managed. That all changed a few years ago when a woman named Teresa took over management, and living here has steadily become miserable ever since.
She is consistently condescending, hides behind a fake smile, and speaks to residents as if we’re children rather than adults paying rent. Communication feels less like management and more like harassment—endless emails full of unnecessary junk and tone-deaf messaging that adds stress instead of clarity.
What makes it worse is the atmosphere she’s created. You can feel the lack of respect. I would bet money that residents are mocked or talked about behind closed doors, because that’s exactly how she carries herself—dismissive, judgmental, and entirely unprofessional.
I don’t write reviews lightly, and I’m a very reasonable person. I tolerated this for years hoping things would improve. They didn’t. They got worse.
So please—if you’re apartment hunting and considering this place, choose somewhere else. Seriously. Save yourself the frustration, the stress, and the regret. If you ignore this warning, you will find out the hard way.
Don’t be a fool, I hope the owners will read this and get rid of her but I can hope in one hand.

They've been randomly charging my bank account $24.96 for the last two years no matter what I do. I've gotten new cards, closed accounts, they keep following me. I don't live here, never have. I am from Washington State. My bank says they can't block them because I somehow signed up for this. How did I sign up for a $25 charge, up to 3 times a month, for the last 3 years?!

Updated to add: After filing complaints with Google Reviews, the NC DOJ and the BBB. I received the below response from management and a check was issued and mailed on 9/17. I received the check via mail on 9/24
Original: I have held off leaving a review, but after a month of not receiving my deposit check after moving out, I would like to be transparent about how this office handles time-sensitive tasks and communication:
7/25/2025: I successfully moved out of my apartment. Per the lease, my deposit check should have been mailed to me no later than 30 days after this date.
8/20/2025: I reached out to management to inquire about when I can expect to receive my check. I was told the check would be ready to send from their corporate office by 8/21/2025.
8/22/2025: I responded with a question to verify the amount that would be on the check and did not receive a response.
9/5/2025: I spoke with Teresa who said she did not have any additional information and said she would contact
Corporate and get back to me (she did not get back to me)
9/8/2025: I left a voicemail requesting someone to get back to me with any information on the situation (they did not)
9/10/2025: I spoke with an agent who did not know anything about the situation and said Teresa was in a meeting. She said
she would ask Teresa to get back to me (no one got back to me)
9/15/2025: I left a voicemail and stated that if needed, I would seek legal action. (no one got back to me)
9/16/2025: I spoke with Julia who said she would reach out to Corporate via email. I asked for contact information for
"Corporate", but she would not give me their phone number or email address. I requested that someone reach out to
me as soon as possible because I am seeking legal action.
Returning deposit checks should not be this complicated for a leasing office. I am disappointed and angered by the lack of urgency in this matter when I have always paid my rent on time and have otherwise had a positive living experience at Rose Heights.
