Flipe did a great job repairing my faucet! He was quick, efficient and knew exactly what he was doing. He explained to me what broke and what he fixed and was in and out.

I am joining those singing the praises of Felipe, what a stellar mantinence professional! Kind, prompt, follows through and is very attentive to your needs. We have had a couple issues arise which is understandable for an older property but all of our concerns have been addressed and every issue has been fixed, and if something does arise, the turnaround is very prompt. Thank you SO much Felipe and Pines of Ashton for giving us the confidence that if there is an issue it'll be handled!

They ask residents for 5 star reviews in exchange for $ off the next rent. They drain all the negative reviews by having tons of people reviewing 5 stars. I suggest you go by the negative reviews that have the videos and pictures. This place is filthy. MORE DOG FECES and they have the nerve to keep asking me whose dog did it. ITS. NOT. MY. JOB. I can’t even enjoy a day out with my son because there’s dog feces everywhere.

We moved in on the 15th. We haven’t made 2 weeks yet and we have many issues. To start with, the piles and piles of dog feces are never cleaned up and not enforced. We called to complain and they never cleaned it up. There was even a pile of diarrhea and the smell… I can’t even begin to explain. We were having issues with hot water during the winter storm, and they don’t follow up unless you do. And there’s no 24/7 maintenance like they claim, it’s all done during their business hours and that’s only if they get to you. Having no hot water during the winter time should’ve been a priority but it wasn’t. Next, the biggest problem of all: Elma & Miriam. Elma took our application and was made aware that 2 other people with a disabled child would be living there so she recommended the 2 bedroom so the application for that was submitted. We all came together and on arrival, told them we were moving in. Now— a week later we’re told we need to leave. Not by choice, they want us to leave because the person residing has an eviction. Even if that person isn’t working, isn’t paying the rent, we need to leave because his application will be denied due to an eviction. The main leaseholder is paying rent and was approved because his income alone was enough but these people refuse to acknowledge they messed up by making “assumptions” and not following up with us on who was living in the premises. Elma seemed very amused and happy giving the news that we need to leave and be homeless and the property manager Miriam responded with this concern with a dismissive tone and no resolution so that a family with a disabled child shouldn’t be homeless due to their lack of communication. I think if you’re looking for a place for you and your family, find a different place. Because if a property is happy and giddy to kick you off to the streets with a child involved, allowing dog feces all over the yards and playground, and doesn’t value communication, it’s not worth the money.

Update 2/11/26 now the sink don't drain at all.horrible. left black stuff in sink.(Fixed 2/12/26) Update 1/26/26 the sink still stomped up,water sits in sink undrained. Not good, changed review from 1/23 Update 1/23/26 Leonel came, did work,2nd time, today. Replaced with new toilet seat which we were asking for and fixed the sink stomper we thought til it broke This place is a joke who ever wrote 5star comments lied. 1st-a few years ago we would drive down Calumet to get to apts and ppl overdosed would be laying in the street. The building next to me a lady was killed going into her apt., 2025 they found a person who escaped hiding in these apts. There has been so many killings, and issues just google or get police documents and you will see. To sum it up. All they care about is money. Mainly the only time you will hear from them is regarding such. Charge $70 for late fée on rent and it use to be 30 days,Now they give you 10 days and call 2 or 3 times in that 10 day. In the section we live in they say no violent animals but my neighbor had 2 pit bulls. They say no weed but several days a week 2026,our building smell like it when we walk by. In the bottom floor of my bldg a man flashed his private area at me, then did it to my teenager a different time, they did handle that, as I haven't seen him anymore. Have you seen what they call a playground, there are hundreds of children out here and it is extremely sad. The children in my area have no supervision day/night no parent watching small kids they out for hours no adult, crossing the street alone, yelling and cussing, ghetto, running up and down in a building they don't live in bc they got ran out of the building bc of noise they live in. My windows and big gap in most front doors I see a lot of ppl w/blankets & towels covering them just come by you will see.*(fixed gap at door 2/13/26 after it bring like that 4yrs.) In back bedroom cold air comes from the side of walls and it stays cold. Even when heat on 75/76 . The buildings are old. The police is out here alot. There was a huge wreck where 2cars ,wheels up, collided on Calumet in the curve bc ppl park on both sides leaving no room to drive, they speed around the curb. The tow company rides threw at night 3am in the a.m. towing cars, make sure your insurance and registration, visitors are registered,as they will be towed. This so called gate ,gated community .is a joke...I guess they want to make ppl think they are keeping crime out but they ride by gate when someone leaves out. Also someone stole my purse and keys nearby and office they tried to charge me $50 for the black digital piece ,one of the reps in office gave me one to get in/out of pool and gates but it never worked. Homeless, drug dealers ,ppl who do drugs, prostitutes still be on calumet dr , it stopped awhile, they walk through bldgs as well as hotel Pro:Swimming pool, security walking through at night l Current issue: put in maintenance request on a Friday wil/ latino girl that called and ask me abt rent. She said she was putting it in. the following Monday I called maintenance and they said no request was put in but she would put in that day. Today,9 days later, called maintenance again, she said I don't see a report in my notes . She called me back, apologized, saying she errored, they were on the way now. They never came. 1/22/26 Leonez. left note asking for a review, here it is: left the same ragid toliet seat that's been there 4yrs keeps popping off instead of replacing . the sink stopper that goes up & down was broke. pushed down and up to see if it worked one time- broke again, it didn't close properly, had open space so we wouldn't be able to use it.
