  Awful experience from day one. We’ve built multiple homes with different builders across several states, and this was by far the worst. I would avoid this company entirely. Really wish Google would allow zero star reviews. Before going under contract, we were told several things that turned out to be inaccurate or outright untrue. Then, literally the day after our $30K deposit was transferred, everything changed. It became clear they had made statements and taken actions that weren’t compliant with North Carolina regulations. Only when we mentioned legal action did they suddenly try to correct things—while still blaming us and other customers instead of taking any responsibility. It felt like a classic bait-and-switch. The breaking point was the regional manager, who flat-out lied about items that were clearly documented. Instead of addressing the issues, they talked down to us as if we were uninformed. At that point, we were done. To their credit, they did refund our earnest money deposit once they realized we had retained an attorney—but it shouldn’t have gotten that far. On top of everything, their upgrade pricing is outrageous. $3,000 to add a door, $30 per square foot to switch from carpet to LVP, $400 for a basic outlet—meanwhile, the same LVP is available at Floor & Decor for around $1.50 per square foot. The markup is extreme. Overall, a frustrating and disappointing experience. Proceed with extreme caution—or better yet, stay far away.

  James Johnson is the best project manager I have worked with. We did several deals together and he was always knowledgeable, thorough and always went above and beyond. Any builder is lucky to have him representing their homes !

  I currently own a home on Farmfield Dr. Yesterday, I discovered an issue with the clear-out line. I walked across the street to check if two men I saw over there were Ryan Homes employees. I got lucky! Both lads were new project managers here at Lakes at Riverbend! James and Bret were very helpful. Bret contacted a plumber and connected me with Ryan’s warranty manager, Richard - another super person! These guys were great; they kept me updated, and all was well by lunchtime today. Many thanks to these guys! They were great!

  Jessi was great to work with. She helped explain and walk me through all of the steps from start to finish, ending with me putting a deposit down to build and join the neighborhood. All of the other staff was very friendly.

  My husband and I have just moved into our beautiful new home at Lakes of Riverbend. We couldn’t be happier with Lydia in the sales office and James the builder. Both have been so welcoming and helpful from day 1. They offer superior customer service, quality construction of many beautiful homes, and an awesome amenity center. We fell in love with a quick move-in that just happened to be available. Lydia and James were here for us every step of the way. Even over the holidays! We are so grateful to both of them for their professional knowledge, availability and friendliness through the whole process, and still are to this day. We highly recommend Lakes of Riverbend. And to Lydia and James, we can’t thank you enough for your time with us. You both went over and beyond our expectations and for that we are truly grateful and absolutely love our new home.
