    Potential buyers, please read this before committing to Ryan Homes. What my family and neighbors have gone through is something I wouldn’t wish on anyone. I’m a current Ryan Homes homeowner in North Carolina, and I’m writing this review as a cautionary tale. Since moving into our newly built home, I’ve been dealing with a serious water drainage issue on the side of my property — a problem that was never disclosed, never resolved, and has only worsened over time. From day one, water has collected and stagnated along the side of my home. Despite repeated communication, photographic evidence, and multiple formal attempts to work with both Ryan Homes and the HOA, I was just informed that neither party will take responsibility. I am now left to pay out-of-pocket for a drainage solution to fix what appears to be either a design oversight or a complete disregard for proper grading and water management. To make matters worse — and this is where the impact goes far beyond inconvenience — this ongoing issue has contributed to serious health concerns in both mine and my neighbor’s households. Between the two families, three chronic health conditions have developed, all of which are known to be exacerbated by excess moisture, mold exposure, and poor indoor air quality — especially when conditions outside the home are constantly wet and poorly draining. We have had to manage symptoms, undergo testing, and make changes in our daily lives — all while trying to “prove” to the builder that the issue even exists. The emotional and financial toll has been exhausting. As homeowners, we did everything right — we trusted the builder, we documented the problems, and we followed the right process. But we were met with silence, deflection, and ultimately abandonment. This is not just about water. This is about the absence of care, accountability, and long-term planning on the builder’s part. The most frustrating part? I was never looking for a fight. I was looking for a solution. I simply wanted what any homeowner would expect: a safe, properly built house that doesn’t put my health or property value at risk. I’ll be attaching photos to this review so you can see for yourself what we’ve had to live with — rain after rain, season after season. I only wish someone had left a review like this before I bought here. So here it is: do your research, ask about drainage and grading, and don’t assume anything is covered just because it should be. Homeownership should be a joy, not a legal maze or a health hazard. I genuinely hope this helps someone else avoid the heartache we’ve been through.
