Incident #1: Mold & Poor Maintenance Response
We discovered black mold in multiple air vents throughout the house — a serious health hazard. When a technician was sent out, the “solution” was simply replacing the vent covers. They were installed poorly (crooked and not fitted correctly), and no actual remediation was done. There was no moisture testing, no HVAC inspection, and mold was still visible inside the ducts.
On top of that, I had to repeatedly follow up just to get them to take any action at all. They were ready to close the case without addressing the root issue.
And the kicker? I asked if they could cover the cost for me buying some portable air filters, given that we were actively inhaling potentially toxic mold. I'm still actively hounding them to this day just to get confirmation of whether they'll pay or not (they won't).
Incident #2: Double Rent Charge
After submitting a rent payment once, I was charged twice. When I reached out to resolve it, I was told they could not cancel the duplicate charge. No flexibility, no accountability -- just a flat “no,” leaving me to deal with the consequences.
Incident #3: HOA Violation & Fee
We were flagged for a very small amount of mildew on the side of the house — an area that gets little to no sunlight by design. Someone from the HOA took a photo, and despite immediately addressing the issue, we were still charged a $50 fee simply because the photo had already been submitted. There was no reasonable opportunity to fix the issue before being penalized.
I could go on, but the pattern is clear: poor maintenance standards, lack of accountability, and policies that feel more punitive than customer-focused.
TL;DR: I would give 0/5 stars if I could. Current resident -- proceed with caution!!

They addressed several issues with speed and urgency when it came to work order requests! The first one was the deck - they replaced and reinforced the deck pretty quickly! While the deck is still under orders to be repainted, I'm guessing they will address that issue quickly, as well.
The next is a current and live issue - which they have over-accommodated! The techs from Progress Residential have been helpful, transparent, and knowledgeable about issues from the get-go. The tech that came in to assess the situation with my A/C left me two portable units and installed them for me, and let me know what's going on and that they're calling in a 3rd party to fix it. That 3rd party is coming in today to replace the unit. I also got a call a few days ago for a 2-3 day hotel stay while it is being completed, but the units were amazing enough to keep it comfortable in here so I respectfully declined.
So far, they have been great to deal with and I find myself blessed to call them my property management company. It is one of the best property management companies I've dealt with in my entire life, so thanks for being wonderful!
