Where do I start? We have built 5 houses in less than 10 years in several different states. This one is our favorite. We are retired and this is where we will live out the rest of our lives. Zach and Sarah at the sales model have become like our kids. Lol. They have been so helpful through our process. Victoria got the ball rolling and made the first steps seamless. Zach and Sarah picked up the mantle and saw us to the finish line. The best customer service we have ever seen. Matt is a star. That man has so much integrity and pride in what he does. He has the sweetest spirit about him and took such good care of us. My husband has been in the building business for many years and he says Matt is one of the best superintendents he has ever seen. 5 stars!!! Anyone in this industry will tell you there is no such thing as a perfect house. Expectations should be within reason, production or custom. Think About It Twice!!!
I debated whether to write this review, but I feel it’s important to share my experience. I was in the process of relocating to North Carolina and scheduled several appointments with my realtor for my daughter to view homes. During her search, she stopped at Kipling Village and obtained information about the houses and the building process. After some thought, we decided to purchase a brand-new home to avoid the hassle of repairs that come with an older one.
I purchased the home in September and moved in October. It was not cheap, so I expected quality work. However, soon after moving in, I began noticing imperfections and unfinished work — starting with the garage. It was not plastered, sanded, or painted, meaning I would have to pay out-of-pocket to have it completed.
My brand-new patio cement has cracks, as does part of the garage. When I asked about it, I was told that unless the crack was larger than a quarter-inch, nothing would be done. By the time it gets worse, the warranty may expire, and I’ll be responsible for repairs myself.
Moving to the bathrooms, I found that the framing around the guest bathroom was not cut to size, leaving a large gap that someone poorly filled with caulk. When I brought it up, I was told that “they would just caulk it.” That is unacceptable! The proper fix would have been to install a correctly sized frame. If it had been inspected before completion, this problem wouldn’t exist.
In the master bathroom, the glass shower door hits the bottom screw of the door frame when closing — a flaw that could eventually cause the glass to break. I would have to pay for a replacement if that happens. The top of the door frame also doesn’t touch at all, likely because it’s uneven or missing a piece.
There are several other small imperfections that should have been corrected before closing. This is supposed to be my forever home, and for the price I paid, I expected to simply move in, furnish it, and keep it clean — not hire people to finish work that should have been done properly from the start.
It seems clear that the workers’ jobs are not being properly supervised. Kipling Village are build homes within two months' time frame, which would be fine if the work were done with care and quality materials. Unfortunately, that has not been my experience. When I call the maintenance line to address my complaints, the phone just rings and rings until it disconnects — no one ever answers.
If you asked whether I would purchase another home without personally inspecting it throughout construction, my answer is NO! If contractors are not being supervised, then homeowners are forced to do it themselves — even though the builder is the one being paid to oversee the job!
I understand that all homes eventually show wear and tear, but not this soon. I wanted a home I could enjoy, not one that needs immediate repairs. I’ll keep calling maintenance and hope someone responds — and if not, I have another plan of action.
I hope this review helps others in making their decision.

Don't do it!!! Worst company to work with. We closed back in August and still haven't fully moved in because of all the issues we've had in the house.
The tile in the master bathroom had to be ripped off and redone 2 or 3 times. Lost count cause its been ridiculous. They said 1 type of shower door would be installed and then they install another. Crooked walls that had to be detached from the house and re attached.
The plaster on the walls looks like it was done by a toddler. You can see thru the paint to the drywall work. You look at the walls and see how horrible it looks.
Paint chipping off the front door.
Door hinges that are not properly put on.
Uneven floors.
Frame on the garage door was a chewed up piece of wood that looks like its rooting. But its on the inside of the garage so who cares... not like we paid for a brand new house.
Paint on the vinyl floors that was wiped but left residue all over. Floor are darker Grey and you can see spots where the paint was wiped but you can still tell.
Window frames outside that looked like they had been dragged thru gravel.
Appliances were uneven (at this point it could be the floors, who knows).
So many things here and there. I am so disappointed that I dont want to look at anything for too long cause something else might be found. This was supposed to be my parents move in and retire home. Instead its their let's just get here and look for something else home. It is beyond disappointing. Every time I get a call from my mother I think what now and she has every right to be disappointed.
I am no expert. This was rushed and a crap job done.
After what was initially found... I noticed that some tiles in the bathroom sounded hollow. We are afraid that if we walk on them or drop something the tile will just shatter. When i mentioned it I was told to call customer service. 2 weeks later and I still haven't heard anything. I call back and they claim they tried calling me. But oh wait... they had some random phone number. Let me tell you... Don't waste your time this company is absolute crap. Save your self the headache. Go with anyone else!!!
Then the HOA... Been trying to get a fence put in from day 1. My parent are older and mom is terrified of dogs. So she can enjoy her new back yard I said lets just put fence up and that should save you from any distress. Did everything I was told to do. 1st I get denied but no one informs me. Had to called several times. I keep getting told that that property hasn't been sold. Then finally someone figures out the mistake. Several more weeks and then im told its denied because x, y and z. Revised the plans and resubmit. Its now November. This process has been going on since August. I still haven't received a answer. Even thou there are several houses with fences up. I know this isn't Ryan Homes but its a company they chose to work with.
