  I moved to Kelby Farms in July 2025. I toured about 6-7 complexes before landing on Kelby. I chose it because of the very nice and modern appointments and amenities. Unfortunately, the builders did a TERRIBLE job at soundproofing (or sound muffling at least) the apartments. The noise from the upstairs apartment is LOUD and often startling. I work from home, and noise is very disruptive. Not at all "luxury" apartment living. They charge a "processing" fee for automatic payment. $4 - not a big deal but I find it very "nickel and diming" for an already expensive apartment. It's a turn off. It's nice to have concierge garbage pickup - but not available on the weekend and only allows for one bag of garbage (even if you put two small bags in the same bin). Package retrieval room is messy and sometimes it is difficult to find my package. Pool area is nice but water temperature is that of bath water in the summer. Not refreshing. Overall, I was expecting more from this complex, especially based on how they sold themselves and the rent I am paying.

  Tôi là cư dân mới chuyển đến Kelby Farms vào giữa tháng 11/2025, tôi và vợ tôi là người Việt Nam đến Mỹ tròn 1 năm, tiếng Anh rất kém, rất bỡ ngỡ và lo lắng trong việc tìm thuê nhà và thủ tục thuê nhà. May mắn tôi được người bạn Mỹ giới thiệu và giúp tôi các thủ tục thuê nhà. Lúc đầu, tôi cảm nhận sự khó khăn như phải chứng minh mức thu nhập của vợ và chồng, phải mua bảo hiểm thuê nhà… Nhưng sau đó tôi nhận ra sự đúng đắn và cần thiết của các yêu cầu này, nó đề cao trách nhiệm của người thuê nhà và đảm bảo sự an toàn cho người thuê nhà. Tôi nhận được căn hộ rất ưng ý, mới, đẹp, tiện nghi cao và khung cảnh tuyệt đẹp. Cư dân ở nơi đây rất tuyệt vời, thể hiện sự văn minh và văn hóa cao. Không gian yên tĩnh đến bất ngờ. Tôi nhận được sự chăm sóc rất tốt của đội ngũ Kelby Farms. Bộ điều khiển máy sưởi bị lỗi, tôi gọi thông báo, gần như lập tức có nhân viên kỹ thuật đến bảo trì, họ còn không quên để lại 1 máy sưởi xách tay cho chúng tôi đề phòng sự cố, chúng tôi có thể sử dụng tạm trong đêm. Buổi tối chúng tôi đi làm về còn nhận được quà tặng của Kelby Farms với những dòng chữ trên túi quà rất tình cảm và tinh tế. Tôi thường xuyên nhận được email của Kelby Farms thông báo và lưu ý cư dân với nội dung thiết thực và lịch sự. Tôi thực sự yêu thích căn hộ của mình và thực lòng biết ơn Kelby Farms.

  Easily the worst apartment complex I have ever lived in. Non- existent sound proofing, so you can expect to hear your neighbors at all times. Extremely limited visitor parking- maybe 8-10 spots for the entire complex. Complex reeks of marijuana regularly, and in the summer months there was an infestation of millipede like bugs in my apartment. Lastly, I was charged nearly $500 after move out for "carpet damage" after an assessment by some sketchy carpet cleaning service. Please save yourself the trouble and frustration and do not lease here.

  This place is so beautiful in a great location near I-40! Plenty of parking, amazing free coffee & kombucha, and fun resident events throughout the month!

  I toured here a year ago before going with a different property and once again a few weeks ago. This time I will be moving into Kelby’s beautiful property! While the charm of the property is unchanged I very much enjoyed and appreciated the help while touring with both leasing office staffs. I understand there is new management, but I could not be more pleased from my second tour. I felt that they were extremely helpful answering all my questions, and they have been amazing through the application process thus far going above and beyond in all the ways I needed! I’m also looking forward to all the fun community events I have heard about from friends living there currently!
