Pulte builds a really, REALLY crappy home. They throw them together quickly. You'll find bowed walls, crooked floors, uneven windows, etc. etc. They will "promise" to fix things at the 1-yr warranty, then you've really got to fight them. Seriously - we would NEVER EVER encourage anyone to build a Pulte home. AWFUL QUALITY!! A neighbor had their tresses put in incorrectly, Del Web offered her money to not take them to court. Ridiculous!

BUYER BEWARE!! We put a $25,000 deposit on a property on Melrose Drive at Carolina Overlook on July 22nd 2025. Shortly thereafter, we were sent an email stating we had to pay over $46,000 additional for some minor change orders. We later agreed on another $10,000. Now we have been told that the road on Melrose has NOT been approved for building any houses on by the town of clayton. Today is October 8th.
Pulte Mortgage who owns Del Webb is pounding us with needed docs on property they cannot build on. I have requested a full refund of $35,000 to move to another Del Webb property that is approved to build on. So far, no response.

Love living in a Del Webb community! My neighbors are fantastic and the amenity center is gorgeous and gives us tons of things to do. Best decision I ever made!

The following is my opinion: Watch out for Del Webb Pulte and Associa HOA management. As past president of an HOA for many years I have some experience. For 4 years I have lived in Del Webb Carolina Gardens and management experience has been terrible, in my opinion
The HOA manager is beyond terrible. Non responsive, poor decisions, just not up to the job and the developer BOD just doesn’t care. She has approved ARC requests for some residents and denied others for the same type request. Documentation either does not exist or is terrible.
An example: I was recently given a parking violation by the HOA manager for a vehicle parked in the road in front of my home, not my vehicle, to drop off groceries for all of 4 minutes. It is so ridiculous I spoke to the Pulte BOD and they sustained the violation. They don’t want to hear any complaints so the “manager” just continues her unacceptable behavior. I would not again buy in a Pulte run HOA, watch out.
