    It has taken me awhile to figure out the best way to go about making sure that others don’t fall into this trap. I moved from Seattle to Charlotte and purchased a home in Griffith Lakes by Troll Brothers. From the beginning problems arose my home was not ready when it was stated it would be so we stayed in a hotel for a week. We moved in July 2025 and from the start you could tell that my home was just thrown together not built well at all. There are so many issues that are just unacceptable. Troll Brothers needs to view all of the homes in this community and make things right. This is just wrong.

    The area is not bad. The economy is horrible. You are in the heart of city. Near everything. Like most major cities things are shifting and stabilizing. Take advantage while the neighborhood is still affordable.

    I will not be recommending townhomes here to anyone I know. My experience has been distressing, and the ongoing issues with a rental have negatively impacted my enjoyment of the community. A number of townhomes are used as rentals. I’ve never lived in a community where tenants have been evicted, which has contributed to the feeling that this is not particularly luxurious or well-managed. In my interactions with the property management company managing this rental, I found the communication unhelpful. When I raised concerns with the owner, I was told the situation was being handled by management, which left me feeling that responsibility was deferred rather than addressed. Overall, I believe the community could benefit from closer oversight of townhomes purchased for the use of rental properties to help ensure a positive environment for all homeowners.

    PLEASE READ BEFORE PURCHASING! We intentionally waited nearly a year after moving in before writing this review to ensure we had sufficient time to fully evaluate our home and the community. We relocated from the Philadelphia area, where Toll Brothers is headquartered, and were familiar with the company’s reputation and prior work before purchasing. This review is intended to provide prospective buyers with a realistic understanding of what they should expect. From the outset, the interior craftsmanship has been deeply disappointing. The trim work and painting throughout the home appear poorly executed and inconsistent with the standards one would expect from a builder positioning itself as “luxury.” The quality is comparable to unskilled labor. This sentiment is widely shared among homeowners we have spoken with in Phase 2 of the community. In fact, we will need to have the entire interior repainted. While cleaning a wall, we discovered that the walls were not properly primed an unacceptable oversight for a home at this price point. Prior to moving in, we joined the community chat and noticed repeated complaints regarding excessive heating bills. Unfortunately, those concerns proved to be valid. The homes are equipped with the lowest-grade Ply Gem windows, which are among the least efficient and poorest-quality options on the market. Our home is noticeably drafty, and air infiltration around the windows is evident. As a result, we were forced to spend an additional $2,850 to properly insulate and seal the attic. Many neighbors have reported identical issues. The construction management experience further compounded these problems. Our assigned project manager was, without question, the most ineffective professional we have encountered. We repeatedly had to chase responses for outstanding punch-list items. Ultimately, resolution only occurred after escalating directly to the group manager nearly six months later. Additionally, the community amenities that were promoted during the sales process have not been delivered as represented. The advertised walking trail around the lake is, in reality, an undeveloped natural path. Landscaping throughout Phase 2 remains incomplete in multiple areas, giving the appearance of an unfinished development rather than a thoughtfully designed community. In summary, prospective buyers should be aware that this is not a luxury home community. It is a large-scale, production builder relying heavily on a reputation established years ago rather than current execution. We share this experience solely to ensure future buyers understand what they are truly purchasing not what is claimed during the sales process. To
