    I have a bad review and a bad taste in my mouth of Christopher Hendrickson, We were with another realtor when we reached out to Mark Spain realty for cash offers that never came to us. Also, he increased the buyer agent percentage and didn't do anything he stated that he would do for us because of the buyer being wealthy. I've attached his response above when I questioned him about it. That's being BIASED! We trusted in him blindly since is our first time selling, unaware of the process. He should be a used car salesman with his empty words, instead of a realtor/broker looking out for his clients' best interests.

    A terribly confusing, disappointing and distressing experience! I had my townhome on the market since July with one offer that backed out and not a lot of interest despite my home being attractive and well-maintained. Other homes in my community weren’t moving well either. I even lowered the price below what other homes were listed for in the same community because I had decided to move back to my home state and had purchased a home there in July. I re-listed with an agent with Mark Spain for a few weeks. Then,I inquired about the “cash offer,” that they advertise. I decided to take the cash offer even though considerably lower than the market price was to try move quicker. I thought a “cash offer” meant the offer was “final” because they make it seem that way when advertised. “Guaranteed offer program.” Also “no repairs and sell in 21 days or less.” They started sending me closing paperwork soon after I got the offer and agreed to it so, I thought that meant the offer was set. Then, they sent me a due diligence contract but no offer of due diligence money which I found not fair and very confusing. I couldn’t understand why I was already sent closing papers on the offer I signed if they still wanted a due diligence period. It was so confusing. One of the two investors that came to look at my home, Sam, was very unprofessional and unfriendly and looked disinterested to meet me. I had to ask him his name because he didn’t introduce himself. I felt uncomfortable because he was in MY home and was not friendly to me. I asked both the investors why they were already sending me closing paperwork if they were unsure about their offer. They both seemed unsure and blamed another investor, Luke Vanore, with New Western Investors, for that. They both said, “That’s on Luke.” I then, felt even more uneasy about how this process was going,-unprofessional. Then, the next day my agent said she spoke with Luke, and he wanted me to lower the already low offer another $20,000 MORE! for repairs on the only issue there was, which I disclosed. I thought it was advertised that “as is, no repairs needed.” I was so nervous and didn’t want to go lower and was not discouraged from doing so by my realtor. But was told, “how badly do you want to move?” I felt pressured and didn’t know I could refuse any lower offer. I went with a lower offer but then, was so uneasy, and felt taken advantage of, that I told my agent I wanted to terminate that offer. My agent asked Luke, and he said it was too late because it was past the deadline which I didn’t realize. Then, I found out he wasn’t even the investor but was a broker for another investor, Brandon Chesley. He then told Luke he would not let me terminate and I could be sued if I tried! All these different investors, I didn’t know who I was really dealing with! I felt so depressed and a failure because I didn’t understand the process and lost even more money. I suffered much anxiety with terrible dreams since. They give no grace or compassion to a seller who is new to the “cash offer”process but instead are greedy and try to low-ball as much as possible so seller ends up humiliated. I was also told three times that I could close before the date on the initial contract because it was just a “timeframe.” My agent said the buyer would work with what would be convenient to me. When I realized I was stuck with the lower offer, I asked to close about a week 1/2 later, but then was told I’d have to wait three more weeks for what the original date was listed on the contract because the investors funds weren’t available yet. It was a total contradiction on what I was initially told. I asked to speak to my agent’s manager, David, about the confusing and upsetting experience I had. He was very arrogant and just lectured me instead of giving me answers to the issues I brought up and didn’t address them. I felt very unheard and even more frustrated, so I hung up on him. I would not suggest this “cash offer”deal to anyone! It’s not well-explained and the process sorely lacks integrity and you’re screwed in the end!!

    Both Alp and Tre’Shawn with Mark Spain helped me out with buying a new home and selling my old home. They made the process easier than I expected. Both were professional, very knowledgeable, patient and kind. I don’t think I would have been able to accomplish anything without their assistance. I really appreciate everything they have done.
