  I initially used mark Spain to get an all cash offer. They provided offers mainly from large companies that can be approached directly. I am not sure why they are needed. The offers were low so I was convinced to list my house with them. The first agent was slow to at getting paper work to sign when it came to changing my list price. So I got another agent. The next agent was awful and tried to push me in a deal where I kept my mortgage and the buyer would make payments to the mortgage company. I would be on the hook if the buyer failed to pay the mortgage which had 25 years left on it. She just wanted that commission and don’t care about my risk. After spending lots of money and effort to make my house marketable based on showing feedback, the agent ask me to delist the house and claimed I am taking time from her with taking care of her other clients. I agreed just to make her happy. It took her 4 days to send the delisting paperwork to sign. I got the vibe that this company is about making money and don’t care about the customers. Based on other reviews they may respond to this with some BS. However their rebuttal, will be trash. They seem to get bad reviews after bad reviews.

  I don't know that's my luck or not, they come to my house promise me to sell my home in two weeks, and they couldn't sell it, wasting my time, there tactics is treat the people very bad and promising everything, be careful!

  The "cash offer" that you see in their adds is just a lie to make you call them so they can send their real estate agents to your house. I made it clear that I'm only interested in the cash offer, I signed all the paperwork and I've never heard back from them.

  If I could give a zero I would. Bait and switch. Says the house is worth a certain amount to get your business then as soon a contract signed, oops, it’s way less so offers will be significantly less, we know investors offer 30% less (we chose Mark Spain because their realtor who was familiar with the area but apparently not familiar enough run comps and do her homework so we could make an informed decision). Low offers, 80%/ 20% meaning after they resell for a profit, we get the other 20% with no timeline, not a tidy cash offer. Then, finally got a contract, took the house off the market for 3 months, donated all the furniture of the fully firnished 4 bedroom home, 3 weeks before closing and the day before we were supposed to close the realtor never told us the buyer had no contract on their home and was going not paying cash as we were told, and decided not to get a loan as they planned as a back up. So now we have a house on the market 6 months but off and under contract 3 of those months, an EMPTY house we can not market as a second home or a rental, all because of poor communication and follow up. We are in a much worse situation having used Mark Spain Reality and would NEVER recommend, EVER! .
