Wish i could put zero stars!! My experience with Associa Carolinas has been extremely frustrating, particularly when dealing with Dana Scott. Communication has been unprofessional and it appears that basic due diligence is not being done before contacting homeowners with accusations.
For example, I was previously accused of a trash can violation that was not even related to my property. I provided Ring camera footage and additional photos showing that the trash can in question belonged to another neighbor and that my trash can had already been moved. Despite providing clear evidence, it appears that the issue was never properly reviewed or corrected in their records.
More recently, I was contacted and harassed again with questions and assumptions that should have already been addressed if the records had been reviewed beforehand. As a homeowner, it is frustrating to receive violation notices and inquiries that are based on incorrect information or incomplete review of the facts.
Before reaching out to homeowners, management should take the time to verify records and ensure the information they are referencing is accurate. Situations like this create unnecessary conflict and stress for residents.
I strongly recommend that Associa Carolinas improve their record-keeping, internal communication, and review process before contacting homeowners about alleged violations. Leadership and support has already been contacted with no proper resolution. They are definitely NOT recommended! SO WATCH OUT!!

I wish I could give zero stars! On December 5, 2025 my account was erroniously charged $3500 for a violation that already been closed. On December 9 I received an email stating that it was a mistake, and they were submitting a request to have it reversed. I sent emails checking for an update back on December 17 and January 2. On January 5 I received an email that there was additional erronious charges but they have been corrected and they will update me when the reversal is complete. On January 15 I emailed to follow up again. This time I received a response saying they were still waiting for the charge to be reversed. On January 27 I emailed to follow up again. On February 5 I received an email stating the refund check had been processed and would be mailed to me. I should receive it within 10 days. I still have not received the check, and now when I call Associa they say that they are waiting on approval still. I begged for an hour this morning to speak with someone who could assist me in getting this resolved only to be told the number I was calling is routed to a call center and all they can do is escalate the issue and have someone call me back.

Mariah is the absolute best lifestyle director! She always goes above and beyond and makes everything so fun! She is extremely creative in finding new events and experiences for our community.
We also are so pleased with our fitness director, Stacy. Always gives a great class and has a positive attitude that makes exercise enjoyable!

I have been trying to resolve a late fee that was assessed for my HOA fee (I mailed to given address 1 week prior to due date). This was during the 2 month transition from AMS to Associa. Always used autodraft for assessment to avoid being late but they stopped autodraft in Oct ‘25 and told me to mail assessment for Nov’25, which I did (made copy of check and mailing details). Apparently check got lost and in spite of over 6 calls to both associations to resolve this, the $24 late fee remains on my account!! Associa representative Zee Valdez refuses to call me back even though multiple requests through Associa reps on phone (high priority) have been made! What is wrong with this company that their representative, Zee Valdez, will NOT call me back; it shows an extreme disregard for their customer and a lack of courtesy on Ms Valdez’ part!!! Very unhappy with AssociaCarolinas!!!

This company is morally bankrupt. They took over for another company from when we moved here, never sent out a bill of anything notifying who they were or what was due, and then tacked on late fees when they finally did. I paid my dues right away, but asked them to delete the late fees. They refused several times over. Denise Lawlor is my HOA spokesperson I guess: she only replied in copy and paste messages, never treating me like a person or addressing my concerns. Like it was my duty to search out who took over for the last guy and make sure to pay them. For what, a pool that I don't even use? They don't provide any services to this community. They only harras and nitpick you for anything they can. They even threatened to put a lien on my house for $90 in fraudulent late "interest". Don't buy in any community they are "managing", you'll be sorry. We're moving ASAP just to get away from these leeches. HOAs already have a pretty bad reputation--these people take the cake when it comes to not caring for or serving their communities.
