Arcadia Student Living is a masterclass in false advertising and poor management. This place is marketed as safe, secure, and ideal for students but the reality is a complete nightmare.Let’s start with the trash situation. There’s one dumpster for the entire complex, which is not only absurd, it’s irresponsible. It constantly overflows, trash ends up all over the streets, and the complex has the audacity to threaten tenants with fines for not properly disposing of trash when it’s 100% their fault for the terrible design and infrequent pickups.Security? A joke. People have literally been murdered in this complex. Cars are broken into regularly. Strangers and homeless individuals wander the property at all hours, and the front gates which are supposed to be part of a “secure, gated community” are either broken or wide open year round. The gate codes rarely work.The leasing manager, Hunter, has no idea what she’s doing. She blatantly lies about lease terms and subleasing policies, and when called out, deflects or acts confused. She completely avoided my calls when all I had questions. Which is actually insane considering the amount of money I spend to be here and especially that her whole job is to help the tenants. And don’t get me started with the person who answers the phone, I had to tell her six times to connect me to leasing. I was as direct as I could possibly be, I told her I did not need her help and I needed to talk to leasing. She somehow didn’t understand that. It’s no wonder why the complex is completely dysfunctional.The staff treats tenants like garbage. They’re rude, dismissive, and talk to you like you’re just a number not someone paying absurd rent prices to live in a barely managed property.And don’t be fooled by the “student living” branding there are plenty of tenants who are clearly not students, which just adds to the chaotic, unsafe environment.Arcadia Student Living blatantly violated my tenant rights and breached their legal duty to mitigate damages.Under North Carolina law, specifically as upheld by the Court of Appeals, landlords are required to make reasonable efforts to re-rent a property when a tenant seeks to sublease or terminate early. Arcadia failed miserably in this regard.Despite providing them with a qualified applicant, I received no response until I made repeated phone calls and showed up in person. Even more outrageously, I was told I was not allowed to show my own apartment to prospective subtenants while my lease was still active and payments were being made. This is not only unreasonable, it’s likely illegal.They repeatedly delayed the signing of the relet forms, offering excuse after excuse many of which were outright lies. For example, I was told the new tenant hadn’t signed their lease yet, when I had already been sent documented proof that it had been signed the night before. These dishonest tactics dragged the process out by weeks.Absolutely disgraceful behavior from a leasing office whose job is supposed to be helping and supporting tenants. I strongly caution anyone considering living here.
