  Greedy landlord to be avoided!! Be careful with the landlord (Grubb Properties), because they try to jack up the rent like crazy and squeeze the last drop of your blood. I lived in a 1BR since 2024. I'll show you my rent hike history: 2024 $1,474 (plus one month concession) 2025 $1,617 (+9.7% increase!) - negotiated for $1,548 but still a 5% increase! They also increased the monthly parking from $25 to $65, which is a whopping 160% increase! 2026 $1,677 (+8.3% increase!) - decided to leave. As of March 2026, the same 1BR room is currently listed for $1,265 - $1,405. Apartment.com shows the average rent in Chapel Hill "decreased" by 4.6% YoY between 2025-2026, with the one bedroom average being $1,488. There is no reason the landlord can ask for 8.3% more for the same room!! They keep installing unnecessary signage TVs in common areas (gym, mailroom, management office etc..). I hate to see our hard-earned money is spent on unwanted amenities like that. So be careful if you are planning to live here for a long time. The landlord does not value long-time residents. They don't seem to want to retain existing residents. They started to force us to enroll in an unwanted service called RentPlus. It cost you $8.95 a month!! They actually shared my personal credit information with RentPlus without my consent, adding a headache of cancelling. Oh also be careful when you renew - they might promise to give you a renewal concession (usuall $500), but it's not atutomatically credited until you asked. They act like it was an honest mistake, but it seems many other residents complain about the same. They are probably hoping we forget. I'll give some pros to be fair. The staffs are nice friendly, and the common areas are usually kept clean.

  This apartment has both pros and cons, but Katherine is a wise and communicative staff member who truly helps cover the downsides and supports residents so they can live comfortably and feel satisfied. She has always tried her best to help me with the issues I experienced, and she genuinely followed through whenever I needed assistance. She is also very considerate toward residents who have pets, which I really appreciate. If any issues come up, I recommend talking to her. While not every problem can be fixed perfectly, she will be on your side and do her best to help resolve the situation. Honestly, living in a newer apartment at this price point feels like a great deal, and that alone is a big advantage.
