We put an offer on a house with several unique features and it didn’t appraise with those in mind. Carla worked incredibly hard to help us navigate a pretty hefty appraisal gap and pulled a ton of comps to prove our home value was much higher than originally assessed. She was in constant contact with us to update us on the situation. I will never forget what she was able to accomplish for us.
We moved from out of state and the rules here in NC just don’t seem set up to favor buyers. Carla is someone who can help you navigate through to the other side without getting beat up. I highly recommend her!

Having just moved to the area, Carla came recommended by a coworker. It's important to get on the waiting list for a good independent living community as you near retirement. Some have a wait list that expands a decade or more. If you wait too long you may not be able to get in. Also consider a community where you can graduate into other levels such as assisted living and memory care. Keep in mind, we're predicted to have a nursing shortage in the near future due to all the aging baby boomers.
When should I write a will and should I put my home in an estate?
Many people write their will when they have children. There's really not a reason to wait until then. It's good to have your will and medical directives in writing. At the very least, think about getting a will when you're in your 40s - 50s. This will assist your friends and family when the time comes. Whether or not you put your home into an estate is a great conversation to have with an estate attorney. I'm happy to refer my clients to an estate attorney.
Where is the best place to live in the Triangle area?
It depends on what you're looking for. Most people select a distance from their employer or family members. From there many people consider schools and/or lifestyle activities. Traffic, home price, lot size, retail, restaurants, hospitals & medical practices, and many other factors can contribute. Overall, there are some pretty amazing places to live in the Metro Raleigh area.
Do I need to be pre-approved before looking at homes?
Yes! For starters, you'll need to submit a pre-approval letter or Proof of funds with an offer. Sellers prefer buyers who are serious and pre-approved. They often have to leave their home while it is being shown. Also, Real Estate agents don't want to show homes to people who aren't serious. You don't want to look at homes out of your price range because homes that are actually in your price range won't look as great as those above your price range. Lastly, if you're not pre-approved and you find your dream home, you could lose it in the time it takes to get pre-approved.
How many homes does a typical buyer preview before going under contract?
Each market is different. During the recession I showed a laughable number of homes per buyer. During the housing shortage, it may be one or as many as 10. If a homebuyer is willing, able, and ready I’ll show them as many as it takes.
