Me, personally, I wouldn't recommend if you want stress free living.
Today is April 7, 2026. I originally moved into the Gables October 3, 2025. The onboarding process was unorganized, last minute, and the staff were not on the same page when it came to getting me moved in. I ignored the initial red flags and decided to move forward with the move in because it was going to be my first 2 bed, 2 bath apartment so I was excited.
I solely chose this complex over others in the Jackson area because a washer and dryer was included. I attempted to wash clothes between October 5th and 6th. The dryer did not dry my clothes at all. They would remain damp and warm. I confronted staff with my issue in person the following day and then submitted an actual maintenance request via the portal before the week ended. I was told because I was a new move in my request would be made a priority. I continued to document and put in maintenance requests weekly on Thursdays (sometimes i would forget and do it over the weekend). I moved out February 28, 2026 and my dryer was never fixed nor replaced my entire time being there, even with proper continuous documentation. The staff would resolve out the request as if the problem was fixed but it never was, hence my reasoning for the continuous documentation.
When maintenance would come occasionally for whatever reason they would always leave lights on, resulting in a flux in my light bill. Mind you, it was only me living there the entire time so I could tell when there was a significant flux in my light bill.
I ended my lease early due to more reasons than one. I gave a proper 60 day notice (keep in mind they require a 60 day and not a 30 day) December 30, 2025, (If you end your lease early also take note of the $2000 fee that will apply if you give a proper notice, if you don't give notice you're subject to an additional month's rent and fees when you leave) which made my move out date February 28, 2026. I was told that I would have 30 days from my move out date to pay the outstanding balance before it was sent to collections. I paid my amount in full of $2,295.68 on March 30, 2026 via cashier's check. (Take BIG note that I was ready to pay the amount in full on March 27, 2026 but none of the staff was able to take my payment via the portal for whatever nonsense reason, pushing my payment to the next business day which was the alleged 30th day before sent to collections) I received a call from collections today stating that my file was sent to collections on February 28, 2026... the day I move out. Interesting huh.
Moral of the story, document EVERYTHING, record important conversations if you have to, and never take the staff's word for anything, make sure you get everything you need in writing. My transition was relatively easier compared to some of the stories I've heard about this complex. Stay knowledgeable and please do not play victim, if you are in the wrong in regards to any of the renting process own that.
The complex itself was peaceful and my 2b/2b layout was ideal. Too many sq ft for just lil ole me though. Also note the floor plans on the website for the 1 bed are NOT accurate, schedule a tour yourself. I initially was going to get a 1 bedroom because the floor plan had space for a study inside of the bedroom, but it's not like that in real life in none of the units.

Walls are paper thin, some of office staff has bad attitude, when you move out they charge fraudulent fees. I used to live there, I moved out on the day my lease ended. They are trying to charge me for early termination and I didn’t clean the apartment. They didn’t come clean the floors after each lease renewal, which was stated in the lease. I never received any itemized invoice of any sort of damage but they turned it over to a collection company. They are trying to charge me $300 for unspecified damages. I have video footage of how the apartment was left, the day we moved out. Other former tenants that I am friends with have experienced the same issues.

****POSTING FOR GENERAL AWARENESS**** I am extremely glad to no longer be residing at The Gables. The final straw for me was the disgusting and rude behavior of the property manager. Things took a complete turn for the worse when she became upset that I attempted to contact someone above her to resolve an ongoing issue…specifically not having air conditioning for over two months during some of the hottest months in Mississippi. To this day, I never received an apology, only excuses. To quote the property manager she stated, “Did we not give you a window unit?” Yes, this was her immediate response. I cannot make this up. Also, while in the office to simply ask questions, her behavior was rude, unprofessional, and honestly alarming. But, if you SIMPLY look around you might see a drink container of some sort in numerous shapes, colors, and sizes within arms reach and in conversation you might notice a particular odor…with this happening on numerous occasions that was my clear sign to give up and not renew my lease. I am relieved to be away from this place and no longer have to deal with her or a management company that clearly does not value tenants who actually care about the property. To current and future tenants: if customer service and basic respect are not important to you, this may be the place to be. If they are important, I strongly recommend that you do not sign or renew a lease here.

CURRENT AND FUTURE RESIDENTS....BEWARE! If for any reason you must break your lease (military excluded), you will be told that you are responsible for x number of months' rent for breaking your lease. You will be told before and on the last day of your move-out that you will receive your final bill 15 days after the day you move out. You are told NOT to pay the amount until you receive the final bill via email and regular mail. This will come at least 2 days after the 15-day period. When you do receive your final bill and go to pay via "rent cafe", you will notice that you have a zero balance and are unable to pay because you owe nothing. You will have to contact the office (email is the best because they do not answer the phone nor return calls when you leave a message). You will need to print out the first page of your payment history to show that your final bill amount is NOT listed on "rent cafe" and attach to your email to The Gables. You will not hear back from them, and you will need to continue to go to "rent cafe" to see when the final amount is posted. Once it is posted, you'll notice that the office managers have reversed the charge which will show, once again, that you have a zero balance. Again, you'll need to print out that first page and attach to your email letting Gwen and Heather know that you have a zero balance and that somewhere they screwed up the accounting. It will take two weeks (close to the end of your payment period before you get turned over to collections) before they re-reverse the charge and you will be able to make your final payment TWO days before the end of the payment period. Please make sure you print out the confirmation page of your payment because you will need this when Gwen and/or Heather turn you over to collections for nonpayment. Once again, they do not know how to keep accounting records current, and your payment will not get posted. You will be turned over to collections 15 days after your 30-day period from your move out date. You cannot contact Heather and/or Gwen because they will tell you that once you are turned over to collections, they cannot speak with you. MY ADVICE TO YOU RESIDENTS....get an attorney because IQ Data will be contacting you for payment. This collection agency is a joke and rude as everything! My son and I hired an attorney to deal with the ignorance of The Gables management. Interesting enough, once Gwen and Heather received the letter from our attorney with documentation showing payment had been made and received, IQ Data immediately deleted the collections information on my son's credit report. NOTICE TO MANAGEMENT OF THE GABLES....please don't post your lame remark "we're sorry for your experience....feel free to contact our office at xxx-xxx-xxxx." The number you provide will go unanswered, and you are not sorry for the experience. My advice to the owners of The Gables Apartments...you need to do some serious housecleaning and hire knowledgeable office managers.

After 3½ years here, I’m thrilled to be moving out. The water is constantly shut off with little to no notice. Imagine coming home from the hospital or nursing home, long day of work, and finding you can’t even wash your hands. Management blames Yazoo clay, but the truth is they’re just patching up old pipes instead of fixing them.
There’s only one trash drop-off spot, which is always piled high and often blocks access. Sprinklers have literally fallen out of the ceiling; I’ve submitted work orders, but nothing gets resolved. My move-in was a disaster — the leasing office let a contractor leave with spare keys to my apartment, and when they worked on my bathroom, they never finished the job for two weeks. The property manager has a “nice nasty” attitude; you either catch her on a good day or have to match her energy.
The area might be decent, but constant water shutoffs, poor maintenance, and rising rent with no real improvements make this place not worth it.
