Maintenance has always been quick to respond. There was a very rude maintenance manager for a while, but thankfully he was replaced, and the new guy is much more respectful and easy to work with.
The house itself serves its purpose, but the neighborhood carries a very temporary vibe. Almost every day, someone is moving in or moving out. That constant turnover creates a strange energy. It doesn’t feel like the kind of place where you’d want to settle down for the long haul.
One of the biggest issues has been the street lights behind the house. They are extremely bright and shine straight into the windows at night. Without true blackout blinds, sleeping can be difficult. And if you were hoping to enjoy a peaceful evening in the backyard, those lights make that nearly impossible. The entire outdoor space feels overlit and uncomfortable after dark.
The front door lock has been a recurring problem. It’s malfunctioned since the day we moved in. We had it fixed a few times, but it kept breaking, and eventually we gave up trying to get it repaired.
There are also several signs that the builders were rushed. The bathroom sinks have drained poorly since day one. No amount of drain cleaner or boiling water ever resolved the issue.
The backyard is mostly bare. There’s hardly any grass, no trees, and just a lot of dirt. It’s not a very welcoming space.
Also, the houses are very close together. That lack of space and privacy has been something we’ve never really gotten used to.
We originally chose this place because we were in a rush. Our last home had mold issues, and we needed something new and safe quickly. In that regard, this house has been a blessing. It’s new, clean, and mold-free. The granite countertops and modern interior are definite positives.
Overall, the experience has been sufficient. Not amazing, not terrible. It got us through a transitional season in life.
But now, we’re ready for something that actually feels like home.

I initially liked the layout of the home at Emerald Lakes, but it quickly became clear that it was poorly built. The house has noticeable door gaps, cheap windows, and poor insulation, all of which cause extremely high energy bills.
The neighborhood itself was very loud, with dogs barking and kids screaming at all hours. The neighborhood children were always disrespectful, leaving trash everywhere, throwing things at cars, and walking through other people’s yards. Despite numerous complaints from multiple tenants, management did absolutely nothing to address these issues.
The payment and maintenance request systems were frustrating and inefficient. The required Bilt payment portal is a scam. I never saw any of the promised rewards. Maintenance requests were often delayed, and when they do respond, they downplay or ignore important issues like malfunctioning appliances.
The management office is nearly impossible to reach. They rarely answer the phone and only sometimes respond to emails. The “smart home” system also never worked properly, and management offered no real solution.
After moving out, we were falsely charged fees that management promised to correct, yet they never refunded us. Overall, the management is absolutely terrible, unresponsive, unreliable, and unprofessional.
You’re much better off renting from a private landlord or a reputable apartment community. Avoid Emerald Lakes if you value honest management, quality construction, or peace and quiet.
