    tl;dr not worth the price, and definitely not "luxury" as advertised. Units themselves are average, maybe above average in quality. Amenities are nice (except the grills - nobody ever maintains them and theyre always in atrocious condition). Maintenance response is prompt, albeit they act inconvenienced every time they're asking to come out. I had multiple requests trying to figure out why my hot water heater would smell like sulfur/eggs after a few days of not being used - Their response was either use hot water more frequently or shut the breaker to my water heater off while I was gone. Very "luxury". They never once changed my fridge water filter from 2021 to 2025; i know this because I had a ring camera in my living room and saw them reset the filter light every time they were there. Appliances are cheap and the ACs have performance issues; they hardly kept up in the peak summer. The property location is decent if you don't want to be in the middle of town. Community overall is safe and low crime risk, although overnight car break ins do happen. There's not a single camera on the premises in that regard. The elevator at my building had a constant beeping noise coming from it for almost the entire time I was there. Fire alarm had multiple false alarms. Gate had intermittent issues and always took weeks to get repaired. Break ins always increased during this time and of course theyd act like not having a functioning gate like they advertised was not the issue. They added lighting in the kitchen under the cabinets, with instructions for use and how much they'd charge us if we broke or took any of them; a quick Google search revealed they could be bought from Temu seemingly for pennies. That's not a huge deal but was just funny to me. Management is a key reason why its not worth the headache or price. Immediately upon move-in, which already was delayed on their end due to delays, I noticed the apartment was riddled with fleas. This ordeal took weeks to rectify. In 2021 they were decent in terms of communication. If you called, you had someone answer. Now its sometimes a 50/50 chance you're going to get forwarded to a foreign call taker that is not helpful in any way. Marijuana/smoking was reported somewhere in my building, and their response was to send an email threatening a surprise forced sweep of the building by a uniformed officer and K9 from HPD. The principle of a surprise search by law enforcement implies no privacy and did not sit well with me. Pool rules were being abused so they just chained off the pool and forced everyone to enter from near the gym - which was not locked at all the first several weeks of doing this. Most "luxury" setups have a pool monitor during peak season. The kicker above all else was their rent price increase communication. Initially I got a flyer on my door and an email notifying me of any rent increase for the next lease period, with copious time to communicate moving out (they require 60 days). This past cycle i was not informed of any increase and when it was time to re-sign in their app, the cost of rent went up by $500/mo for the terms I normally signed. When asked about this they displayed complete apathy regarding their lack of communication and just said "well thats just market value!". I could not leave because even though my lease was coming to an end, the contract states any move out requires that 60 day notice. They essentially forced me to take a much longer lease term in order to maintain close to what I was originally paying. Upon move-out, like the luxury service they seemed to provide, they sent me a very specific and detailed checklist of how they expected the apartment to be cleaned as well as a price list of what they'd charge if it wasnt done. Their other option was offering cleaning services to a tune of around $450. I would not go out of my way to live here for what they charge. They try to make up for how cheap of an experience the apartments are by offering food truck visits and a nice pool - and its not working.

    The Met is a beautiful, gated community! Gorgeous, clean amenities with a pool scene that is state of the art. The staff are always willing to help you whenever you need. 10/10! 🤩
